{"id":209472,"date":"2020-10-23T11:30:39","date_gmt":"2020-10-23T15:30:39","guid":{"rendered":"https:\/\/www.livabl.com\/articles\/?p=209472"},"modified":"2020-10-23T09:30:15","modified_gmt":"2020-10-23T13:30:15","slug":"bc-home-price-gains-accelerating-supply-tight","status":"publish","type":"post","link":"https:\/\/www.livabl.com\/articles\/archives\/bc-home-price-gains-accelerating-supply-tight","title":{"rendered":"BC home price gains are accelerating as supply remains tight"},"content":{"rendered":"<h4 id='pressboard-ad-sponsorship-tag' style='margin-bottom: 35px;'><\/h4><p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/bc-home-prices.jpg\" rel=\"lightbox[209472]\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/bc-home-prices.jpg\" alt=\"bc home prices\" width=\"1500\" height=\"1000\" class=\"aligncenter size-full wp-image-209474\" \/><\/a><em>Photo:\u00a0<a class=\"_3XzpS _1ByhS _4kjHg _1O9Y0 _3l__V _1CBrG xLon9 external\" href=\"https:\/\/unsplash.com\/@chloeevans\" target=\"_blank\" rel=\"noopener noreferrer\">Chloe Evans<\/a>\u00a0\/\u00a0<a class=\"external\" href=\"https:\/\/unsplash.com\/photos\/k8WrrgXeWzA\" target=\"_blank\" rel=\"noopener noreferrer\">Unsplash<\/a><\/em><\/p>\n<p>It\u2019s been a rollercoaster of a year for the BC housing market and the situation promises to keep both buyers and sellers on their toes for months to come.<\/p>\n<p>After the housing market froze up through the spring, activity bounced back and then some, with sales in the summer and early fall more than making up for the earlier downturn.<\/p>\n\n<p>Sales are moving so fast that Central 1 Credit Union Deputy Chief Economist Bryan Yu wrote recently that new listings are being outpaced and the lack of inventory is leading to \u201cblowout gains in home prices.\u201d<\/p>\n<p>In a recent research note, Yu said that the average home price across the province rose 13.5 percent to $816,843 in September. And, with low interest rates pushing buyers to act and listings on the decline since August, the economist believes further price increases are on the way.<\/p>\n<p>Beyond pent-up demand from the mostly non-existent spring buying season and the low mortgage rate environment, Yu said that significant changes in buyer behaviour are driving what he called \u201cstaggeringly strong\u201d home sales activity levels.<\/p>\n<p>\u201cThe pandemic has severely restricted recreational activity and travel, while normalizing work-from-home,\u201d wrote Yu.<\/p>\n<p>\u201cThese additional savings, and demand for space have lifted sales for larger ground-oriented units, while some households have also chosen to relocate to suburban markets and smaller urban areas due to remote employment,\u201d he continued.<\/p>\n<p>The Lower Mainland and Vancouver Island regions were flagged as seeing the largest declines in new listings from August to September.
