The irregularly-shaped lot has a total area of 14,310 square feet (1,329.44 square metres) and is bordered by Kingsway, Clark Drive, East 21st Avenue and a rear lane. <\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/1303-Kingsway_Exterior3.jpg\" rel=\"lightbox[209331]\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/1303-Kingsway_Exterior3.jpg\" alt=\"1303 Kingsway_Exterior3\" width=\"3310\" height=\"1120\" class=\"aligncenter size-full wp-image-209334\" \/><\/a><\/p>\n<p>The GBL Architects-designed residence would have a total building height of 74.7 feet (22.77 metres) and offer 47,385 square feet (4,402.21 square metres) of residential space and 7,440 square feet (691.2 square metres) of commercial space at-grade. An underground parking garage would be accessed through the rear lane and accommodate 54 parking spaces.<\/p>\n<p>The proposed building design boasts a modern midrise profile that follows the angle of Clark Drive on its west side. This is also where the main residential entrance would be located.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/1303-Kingsway_Exterior4.jpg\" rel=\"lightbox[209331]\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/1303-Kingsway_Exterior4.jpg\" alt=\"1303 Kingsway_Exterior4\" width=\"3292\" height=\"1120\" class=\"aligncenter size-full wp-image-209335\" \/><\/a><\/p>\n<p>The facade would be wrapped in a simple yet elegant mix of white brick, contrasting Hardie panels in grey, vision glass balconies, and rectangular windows framed in dark trim. Hardie panel shiplap in a wood tone, used on the residential balconies, would add a warm touch to the exterior. <\/p>\n<p>A variety of suite types and sizes would be available to choose from. The unit breakdown includes 16 studios, 18 one-bedroom, 14 two-bedroom and six three-bedroom units. <\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/1303-Kingsway_Amenity.jpg\" rel=\"lightbox[209331]\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/1303-Kingsway_Amenity.jpg\" alt=\"\" width=\"3272\" height=\"1854\" class=\"aligncenter size-full wp-image-209336\" \/><\/a><\/p>\n<p>Planned amenities include a spacious outdoor terrace on the sixth floor. Designed by landscape architecture firm Durante Kreuk Ltd, the amenity space would feature a barbecue, dining area, fire pit and urban agriculture plots. A kids\u2019 section would be equipped with a play hut and small playground with Goric Half Balls.<\/p>\n<div
