Located at 2121 Westwood Boulevard, the proposed development would replace four commercial buildings and a surface parking lot.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/street-view.png\" rel=\"lightbox[208976]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-208978\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/street-view.png\" alt=\"\" width=\"1024\" height=\"575\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/www.dearchitects.net\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">DE Architects AIA<\/span><\/a><\/em><\/p>\n<p>Plans call for 26 studios, 76 one-bedroom units, five two-bedroom units, and two three-bedroom units ranging from approximately 450 to 1,390 square feet. An attached findings document notes that \u201ceach unit is designed to maximize the light, air, and ease of access within the building.\u201d The majority of floorplans would boast a private balcony, but all would contain a full kitchen, living space, closets and well-sized bedrooms.<\/p>\n<p>Thirteen units would be set aside for very low-income households and one unit would be reserved for an extremely low-income household. In exchange, the developer is requesting a number of Transit Oriented Communities (TOC) incentives, including a density bonus, parking reduction and height increase. The 27,018-square-foot site is close to several Big Blue Bus routes and is a 15-minute walk from the Westwood\/Rancho Park Metro Expo Line station.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/facade-2.png\" rel=\"lightbox[208976]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-208980\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/facade-2.png\" alt=\"\" width=\"1024\" height=\"536\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/www.dearchitects.net\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">DE Architects AIA<\/span><\/a><\/em><\/p>\n<p>A large entry lobby along Westwood Avenue would incorporate a mailroom, secure package area, and a bike storage room with space for 40 bicycles. The ground floor would also feature a fitness room, business center, recreation room, and a landscaped, open-air courtyard.<\/p>\n<p>Additional outdoor space would be found on the roof deck, outfitted with dining tables, lounge seating, fire pits, barbecues, a green wall with an outdoor TV, zen water feature, and a synthetic grassy area for pets.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/facade-1.png\" rel=\"lightbox[208976]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-208981\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/facade-1.png\" alt=\"\" width=\"1024\" height=\"574\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/www.dearchitects.net\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">DE Architects AIA<\/span><\/a><\/em><\/p>\n<p>A total of 128 parking spaces would be provided within a subterranean garage. Thirty percent of the spaces would be pre-wired for electric vehicle charging, and ten percent would come with installed charging stations. There would be 80 long-term bicycle parking spaces, located in the P1 garage level and behind the ground-floor lobby.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/street-level.png\" rel=\"lightbox[208976]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-208979\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/10\/street-level.png\" alt=\"\" width=\"1024\" height=\"574\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/www.dearchitects.net\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">DE Architects AIA<\/span><\/a><\/em><\/p>\n<p><span style=\"font-weight: 400\">Designed by <\/span><a href=\"https:\/\/www.livabl.com\/\"><span style=\"font-weight: 400\">DE Architects AIA<\/span><\/a><span style=\"font-weight: 400\">, the building would be clad in off-white and blue-gray cement plaster, accented with glass guardrails, middle-gray metal window canopies and slate-colored fiber cement panels. The street level would be enlivened with planters and floor-to-ceiling glass windows would welcome natural light into the lobby.\u00a0<\/span><\/p>\n<p>Future residents of 2121 Westwood Boulevard would live within walking distance of countless restaurants, coffee shops, brewpubs, small businesses and services. There\u2019s easy access to the 405, Santa Monica Boulevard and public transportation.
