Three Shores Development has submitted an application to rezone the site at 133 East 4th Street with a proposed six-storey, purpose-built rental building. The lot spans 5,996 square feet (557 square metres) and is situated between a three-storey building to the west and a two-storey building to the east.<\/p>\n

The structure has a proposed height of 59 to 62.3 feet (18 to 19 metres) and would house 23 units. A 2,550-square-foot (236.9-square-metre) childcare facility would be located at the base of the residence with access through the rear lane. The proposal only includes two exterior child care parking stalls off of the rear lane, however, it does call for 36 bicycle parking spots. <\/p>\n

If approved, the development would replace the Fourth Street Gospel Hall with a contemporary-designed building by Integra Architecture<\/a>. Initial renderings show a slender, mid-rise tower with the main residential entrance facing 4th Street East. <\/p>\n

The design is highlighted by various boxed-out shapes, glass balconies, and a dynamic colour palette consisting of teal and white HardiePanel trim, white and dark gray HardiPLank siding, and black balcony trim. The roof and balcony soffits add a touch of warmth to the facade with the use of fibre cement cladding in a stained cedar wood tone.<\/p>\n

Inside, available suites would range from one- to three-bedroom layouts. The breakdown calls for 12 one-bedroom, five two-bedroom and six three-bedroom floorplans for a total of 23 rental units. Residents would have access to an outdoor amenity space with lounge seating, tables and tall hedges for added privacy. <\/p>\n

The proposal also includes an extensive landscape plan surrounding the childcare facility that would feature a rubber safety surface area, a bright yellow, winding concrete path, a sandbox and a wood deck. Meanwhile, plant beds and garden areas would be found throughout, providing space for future kid-friendly planting projects. <\/p>\n
