{"id":208251,"date":"2020-09-22T16:56:20","date_gmt":"2020-09-22T20:56:20","guid":{"rendered":"https:\/\/www.livabl.com\/articles\/?p=208251"},"modified":"2024-02-19T02:33:41","modified_gmt":"2024-02-19T07:33:41","slug":"five-storey-proposed-replace-north-vancouver-retail-strip","status":"publish","type":"post","link":"https:\/\/www.livabl.com\/articles\/news\/five-storey-proposed-replace-north-vancouver-retail-strip","title":{"rendered":"Five-storey residence proposed to replace North Vancouver retail strip"},"content":{"rendered":"<h4 id='pressboard-ad-sponsorship-tag' style='margin-bottom: 35px;'><\/h4><p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/09\/141-155W-3rd_Rendering1.jpg\" rel=\"lightbox[208251]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-208254\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/09\/141-155W-3rd_Rendering1.jpg\" alt=\"141-155W 3rd_Rendering1\" width=\"1920\" height=\"1172\" \/><\/a><\/p>\n<p>Vancouver developer <a href=\"https:\/\/www.livabl.com\/builder\/anthem\" target=\"_blank\" rel=\"noopener noreferrer\">Anthem Properties<\/a> has submitted a rezoning application for the property at 141-155 West 3rd Street in North Vancouver.<\/p>\n<p>The developer is proposing to construct a five-storey, mixed-use building on the 20,973-square-foot (1,948-square-metre) lot, which would replace an existing retail strip that houses a small grocery store and several restaurants.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/09\/141-155W-3rd_Rendering2.jpg\" rel=\"lightbox[208251]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-208255\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/09\/141-155W-3rd_Rendering2.jpg\" alt=\"141-155W 3rd_Rendering2\" width=\"1926\" height=\"1164\" \/><\/a><\/p>\n<p>Located in the Lower Lonsdale community, the development would be situated adjacent to Anthem\u2019s <a href=\"https:\/\/www.livabl.com\/north-vancouver-bc\/west-third\" target=\"_blank\" rel=\"noopener noreferrer\">West Third Condominiums<\/a> that was completed in 2019. The rest of the neighbourhood is home to a mix of one- and two-storey commercial spaces and four- to six- storey mixed-use complexes.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/09\/141-155W-3rd_Facade.jpg\" rel=\"lightbox[208251]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-208253\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/09\/141-155W-3rd_Facade.jpg\" alt=\"141-155W 3rd_Facade\" width=\"1976\" height=\"1008\" \/><\/a><\/p>\n<p>Designed by <a href=\"https:\/\/www.livabl.com\/architect\/omb--office-of-mcfarlane-biggar\" target=\"_blank\" rel=\"noopener noreferrer\">omb &#8211; office of mcfarlane biggar architects + designers<\/a>, initial renderings reveal a contemporary mid-rise structure with glass-enclosed retail at grade and a white brick-clad facade punctuated by private balconies with smoked grey glass railings. A clear glass railing stretches across the top of the building, allowing for sweeping views from the rooftop terrace.<\/p>\n<p>If approved, the project would introduce an additional 57 residential units consisting of 53 condominiums and four townhomes facing the rear lane. A pedestrian connection is proposed along the west property line, connecting East 3rd Street to the lane, while 91 parking spaces would be available in the three-level underground garage. Approximately 7,300 square feet (678.19 square metres) of commercial retail space would be available fronting 3rd St West.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/09\/141-155W-3rd_Rooftop.jpg\" rel=\"lightbox[208251]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-208256\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/09\/141-155W-3rd_Rooftop.jpg\" alt=\"141-155W 3rd_Rooftop\" width=\"1938\" height=\"1252\" \/><\/a><\/p>\n<p>According to the proposal, the residence would offer a variety of suite types from studios to townhomes, and includes 53 adaptable units that are designed and built to allow accessibility features to be easily added after construction. A total of 39 units would be one- or two-bedroom layouts. The remaining unit breakdown includes eight studios, six three-bedroom suites and four townhomes.<\/p>\n<p>Amenities include a furnished lobby, secure bike storage and an expansive rooftop terrace landscaped by van der Zalm + Associates. The outdoor space would span the length of the building and offer plenty of seating, lounge space and dining areas.<\/p>\n<div
