The latest initiative seeking to transform the commercial and residential Valley neighborhood is Promenade 2035, which would add more than 1,400 multi-family residential units, approximately 280,000 square feet of retail and restaurant space, 731,500 square feet of office space, up to 572 hotel rooms, an entertainment and sports center, plus 5,655 onsite parking spaces.<\/span><\/p>\n The ambitious, transit-oriented community plan was finalized in May and nearby development proposals have already begun to emerge. On Monday, Houston-based developer Kaplan Management Company submitted an application<\/a> to Los Angeles City Planning for the construction of\u00a0three mixed-use structures\u00a0and 1.36 acres of publicly accessible open space that would be built\u00a0across three phases.<\/p>\n The project, dubbed District at Warner Center<\/a>, would feature 880 residential units, including 342 live\/work spaces, 2,100 square feet of ground-floor retail \u201canticipated as a neighborhood market,\u201d and a hotel with 204 guest rooms.<\/p>\n The site is currently occupied by a Fry’s Electronics store, located at 6100 N. Canoga Avenue. Kaplan Management Company purchased the 8.8-acre property in February for $48 million. It sits half a mile from Promenade 2035, which is being developed by commercial real estate company Unibail-Rodamco-Westfield<\/a>.<\/p>\n<\/a><\/p>\n
