Attention, shoppers: A development proposal<\/a> for a five-unit apartment building within walking distance of The Grove has been submitted to Los Angeles City Planning. A 1930s-era, six-unit apartment building would make way for a limited collection of spacious, four-story residences at 402 North Vista Street in the Fairfax District.\u00a0<\/span><\/p>\n

Ronnie and Joseph Gamaty are listed as the applicants and architect Ali Mehdizadeh of Kevin Tsai Architecture<\/a> designed the transitional-style structure. Each apartment would feature two covered parking spaces on the ground floor \u2014 one standard and the other compact. The open-concept main floor would consist of a peninsula kitchen, sizeable dining space, powder room, living room and balcony.<\/p>\n

Although the floorplans vary slightly, upstairs, all units would boast two secondary bedrooms, a full bathroom, ample closet space, and most often, a laundry room. The principal suite would occupy the entire top floor, outfitted with one or more balconies, a walk-in closet, freestanding soaker tub, frameless glass shower enclosure, double sink vanity and a private water closet. Meantime, the roof would be equipped with solar panels, offering energy savings and lower utility bills.<\/p>\n

As the proposed project falls within the Beverly Fairfax Historic District, a review by Los Angeles City Planning’s Office of Historic Resources (OHR) will be required. The neighborhood has long been a hub for Los Angeles\u2019 Jewish community and features hundreds of distinctive Period Revival homes, many of them multi-family residences.<\/p>\n

If approved, future residents of 402 North Vista Street will live within walking distance of Pan Pacific Park, Erewhon Market, Melrose Trading Post, and the many restaurants and boutiques lining Beverly Boulevard. It\u2019s just a 15-minute stroll to The Grove and The Original Farmers\u2019 Market, replete with name-brand retailers, pop-up experiences, a movie theatre and upscale eateries.<\/p>\n
