A five-story apartment building with a bold, burgundy fa\u00e7ade could replace two single-family homes in Olympic Park, just south of Koreatown. <\/span>

\n<\/span>An <\/span>application<\/span><\/a> to Los Angeles City Planning was submitted on Friday by design studio ?Andmore Partners on behalf of Twlth Ktwn LLC. Plans call for 45 apartments, including four affordable units for extremely low-income households, with floorplans spanning 344 to 509 square feet.<\/span><\/p>\n

The studio, one-bedroom and one-bedroom-plus-den apartments would tout linear kitchens, ample closet space and bathtub\/shower combos, and the majority of units would come with a balcony. There would be a total of 19 parking spaces located in the basement and at-grade, plus a storage area with room for 24 bicycles.<\/p>\n

The ground-floor would feature a lobby, leasing office and recreation room, while the third-floor would include a multipurpose room and an outdoor deck with a bar, dining tables and seating areas for resident use.<\/p>\n

Andmore Partners<\/a> designed the structure to be clad with stucco and metal panels in shades of red, white and gray. Its modern form would be punctuated with metal and glass balcony guardrails, concrete planters and dark-trimmed windows.<\/p>\n

Located at 3051 and 3055 West 12th Street, the proposed development is seeking a number of Transit Oriented Communities (TOC) incentives in exchange for its inclusion of affordable housing units, such as a density bonus, parking reduction, side yard setback, open space reduction and height increase.<\/p>\n

The apartment building would be steps away from a rapid bus route that connects riders to the Wilshire\/Western Metro station in five minutes flat. Other nearby attractions include Galleria Market, Koreatown Plaza, Magal BBQ, the original El Cholo location, and several elementary and high schools.<\/p>\n
