Folonis Architects<\/span><\/a><\/em><\/p>\n<p><span style=\"font-weight: 400\">601 Colorado Avenue had last been reviewed six months ago when the board proposed enlivening the fa\u00e7ade at the northern elevation, zhuzh-ing up the landscape design and providing an additional rooftop amenity space. All three issues were addressed <\/span><a href=\"https:\/\/www.smgov.net\/departments\/pcd\/agendas\/Architectural-Review-Board\/2020\/20200817\/s20200817-07-1.pdf\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">during a meeting<\/span><\/a><span style=\"font-weight: 400\"> on August 17th, prompting the recommended approval of the application.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/08\/601-Colorado-kitchen.png\" rel=\"lightbox[207179]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-207192\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/08\/601-Colorado-kitchen.png\" alt=\"\" width=\"1024\" height=\"640\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/folonisarchitects.com\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">Michael W. Folonis Architects<\/span><\/a><span style=\"font-weight: 400\">, the eight-story development will replace two commercial buildings at the corner of 6th Street and Colorado Avenue near the Expo Line\u2019s Downtown Santa Monica Station. A mix of one-, two- and three-bedroom units will be available to lessees.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/08\/601-Colorado-walkways.png\" rel=\"lightbox[207179]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-207194\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/08\/601-Colorado-walkways.png\" alt=\"\" width=\"1024\" height=\"633\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/folonisarchitects.com\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">Michael W. Folonis Architects<\/span><\/a><\/em><\/p>\n<p>The complex will boast four structures that are linked together by pedestrian bridges and open outdoor spaces. The ground-level courtyard will be publicly accessible, featuring potential caf\u00e9 seating, retail spill-out space, a linear water feature, public seating area, and landscaping inspired by the natural coastal bluffs of Santa Monica.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/08\/601-Colorado-courtyard-landscape.png\" rel=\"lightbox[207179]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-207195\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/08\/601-Colorado-courtyard-landscape.png\" alt=\"\" width=\"1024\" height=\"631\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/folonisarchitects.com\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">Michael W. Folonis Architects<\/span><\/a><\/em><\/p>\n<p>A podium-level courtyard for resident use will tout a fire pit area, children\u2019s play zone and a seating court with a water feature. There will also be two lobbies \u2014 one off Colorado and the other off 6th Street \u2014 and two roof decks outfitted with outdoor kitchens, dining tables, green walls, a fire pit lounge, vegetable garden, built-in benches and ample plant life.<\/p>\n<p>To meet the City of Santa Monica\u2019s affordable housing requirements, a 35-unit affordable housing development will be constructed offsite by WS Communities at 1238 7th Street, complete with ground-floor commercial space and bicycle parking.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/08\/601-Colorado-cafe.png\" rel=\"lightbox[207179]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-207196\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/08\/601-Colorado-cafe.png\" alt=\"\" width=\"1024\" height=\"630\" \/><\/a><\/p>\n<p><em>Rendering:\u00a0<a href=\"https:\/\/folonisarchitects.com\/\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400\">Michael W.
