The latest proposed project is a five-story apartment building near Hyde Park Station containing 63 units, outdoor amenities, a commissioned mural and ground-floor restaurant space.\u00a0<\/span><\/p>\n An <\/span>application<\/span><\/a> for 3475 Slauson Avenue was submitted to Los Angeles City Planning last week by Elan & Ayla Qozb, LLC. The site is currently occupied by an auto repair shop and a single-family home, which would be demolished to make way for 52 market-rate and 11 affordable units.<\/span><\/p>\n Rendering:\u00a0AERO Collective<\/a><\/em><\/p>\n Floorplans would include 36 studios, 23 one-bedroom units, three two-bedroom units and one three-bedroom unit, ranging from 316 to 849 square feet. Just over half of the apartments would provide private balconies measuring 50 square feet. The complex would also include a lobby, leasing office, fifth-floor roof deck and a sprawling rooftop terrace.\u00a0<\/span><\/p>\n Due to 3475 Slauson Avenue\u2019s proximity to transit, only 27 vehicle parking spaces and 61 bicycle parking spaces would be provided. The developer is seeking Transit Oriented Communities incentives, including a height limit increase, open space reduction, and a decrease in side and rear yard setbacks.<\/p>\n Rendering:\u00a0AERO Collective<\/a><\/em><\/p>\n The project was designed by the Inglewood-based architecture firm AERO Collective<\/a>. The building would be clad with metal siding, brick and plaster with black-framed windows and doors.
