<\/a><\/p>\nRendering:\u00a0Togawa Smith Martin<\/span><\/a><\/em><\/p>\n Steps away from a bustling stretch of Hollywood Boulevard, a surface parking lot could make way for a seven-story residential building with rental and ownership opportunities.\u00a0<\/span><\/p>\n Real estate investment firm <\/span>CGI Strategies<\/span><\/a> submitted an <\/span>application<\/span><\/a> for the project\u2019s development to Los Angeles City Planning last week, requesting a handful of incentives in exchange for the inclusion of 21 affordable units reserved for very low-income households.<\/span><\/p>\n Rendering:\u00a0Togawa Smith Martin<\/span><\/a><\/em><\/p>\n The proposed development site is a nine-minute walk from the Hollywood\/Highland metro station, along with numerous bars and restaurants, historic theatres, entertainment venues and shopping centers. CGI Strategies has completed several nearby projects, including <\/span>The James of Hollywood<\/span> and <\/span>Villa Carlotta<\/span>.<\/span><\/p>\n Plans call for a mix of studio, one-bedroom and two-bedroom units, ranging from approximately 590 to 1,313 square feet. A total of 61 vehicle parking spaces would be provided, in addition to 66 bicycle parking spaces on subterranean and at-grade levels.<\/p>\n Rendering:\u00a0Togawa Smith Martin<\/span><\/a><\/em><\/p>\n Designed by LA-based architectural design firm <\/span>Togawa Smith Martin<\/span><\/a>, the project would feature a pedestrian lobby entrance along Cherokee Avenue, a ground-level gym, and a rooftop pool deck and interior clubhouse. Select units would have access to private storage lockers, while all units would be equipped with open-air balconies.\u00a0<\/span><\/p>\n The building would be clad in three colors of cement plaster, including white, greige and light blue-gray. Balconies would include metal guardrails painted a dark gray hue and fiberglass-framed windows would be trimmed out in white.
