<\/a><\/p>\nImage: Google<\/a><\/em><\/p>\n Development proposals for new single-family homes are far and few between in Los Angeles County, save for the odd tear-down in Bel Air or the Hollywood Hills. But a <\/span>recent application<\/span><\/a> to Los Angeles City Planning from the prolific developer KB Home<\/a> is seeking to transform a vacant, 7.2-acre property into a community of 79 single-family dwellings in Northwest San Pedro.<\/span><\/p>\n The project site, located at 26900 S. Western Avenue, was formerly used for military housing. Dubbed The San Pedro Naval Housing Complex, the now-razed development featured 245 residential units and was completed in 1964. It was shuttered in 1997 in conjunction with the closure of the Long Beach Naval Shipyard and has sat vacant for over 20 years.<\/p>\n Image: KB Home<\/a><\/em><\/p>\n The proposed single-family development by <\/span>KB Home<\/span><\/a> is located within \u201cSubarea 3\u201d of the Ponte Vista at San Pedro Specific Plan, a massive 61.5-acre property that will grow to include 676 single-family homes and townhouses, in addition to green space and a recreation center. A number of builders are working together to develop the site in phases.\u00a0<\/span><\/p>\n This particular community would be \u201csubdivided in an atypical way,\u201d according to the <\/span>findings report<\/span><\/a>. To maximize space and create a pedestrian-friendly environment, the homes would border adjacent lots, some on all sides, without streets between them.\u00a0<\/span><\/p>\n \u201cEach six to eight homes share a central walkway, with their garages sharing a shared driveway,\u201d explains the rationale. Select homes would front private streets, while others would be situated along shared central walkways. Each residence\u2019s primary entrance would be positioned on one side of the home, while the so-called \u201crear yard\u201d would be located on the other.<\/p>\n<\/a><\/p>\n
