With a SkyTrain extension planned and several mixed-use development proposals submitted to the City, including <a href=\"https:\/\/www.livabl.com\/articles\/2020\/07\/mixed-use-project-proposed-mount-pleasant-vancouver.html\" target=\"_blank\" rel=\"noopener noreferrer\">319 East 2nd Avenue<\/a> and <a href=\"https:\/\/www.livabl.com\/articles\/2020\/06\/artist-focused-rental-building-proposed-mount-pleasant.html\" target=\"_blank\" rel=\"noopener noreferrer\">338 East 2nd Avenue<\/a>, the area is poised to become Vancouver\u2019s next sought-after community.<\/p>\n<p>And it\u2019s not just condominiums that are being proposed. At 304 East 1st Avenue, Musson Cattell Mackey Partnership has applied to the City of Vancouver for permission to develop the site into a purpose-built rental development by <a href=\"https:\/\/www.livabl.com\/builder\/cape-group\" target=\"_blank\" rel=\"noopener noreferrer\">Cape Group<\/a>.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/07\/The-Sophia_Exterior2.jpg\" rel=\"lightbox[205898]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-205859\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/07\/The-Sophia_Exterior2.jpg\" alt=\"The Sophia_Exterior2\" width=\"2560\" height=\"1701\" \/><\/a><\/p>\n<p>\u201cThe project is located within Vancouver\u2019s evolving False Creek Flats neighborhood in the Creative Campus Subarea and reflects ongoing renewal of this unique urban industrial commercial district,\u201d reads the design rationale. \u201cThis application proposes a residential mixed use development at site that will play an important role in False Creek Flats evolving story, particularly for those seeking low cost rental housing, in a rapidly growing, well connected part of Vancouver.\u201d<\/p>\n<p>If approved, The Sophia will house a total of 112 rental units in a variety of sizes including micro suites, studios and one-bedroom layouts. Most units feature balconies, while the micro suites will have Juliet balconies. Plans also call for 4,500 square feet of commercial space, a 56-space daycare with a south-facing outdoor play area, and private resident amenities. These include an indoor amenity room, outdoor barbecue and dining area, green roof, children\u2019s play area with a \u2018Cozy Dome\u2019 activity centre, and garden plots.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/07\/The-Sophia_Exterior3.jpg\" rel=\"lightbox[205898]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-205860\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/07\/The-Sophia_Exterior3.jpg\" alt=\"The Sophia_Exterior3\" width=\"1990\" height=\"1322\" \/><\/a><\/p>\n<p>The project is situated 200 metres from the future SkyTrain station at Thornton Avenue and less than 10 minutes\u2019 walk from the Main Street Science World station. A bike share program is also planned for residents.<\/p>\n<p>The building\u2019s proposed architectural expression and use of materials like glass and steel recognize the area\u2019s industrial past while maintaining a contemporary profile. Prefabricated mass timber construction will be used for the residential portion of the building starting at level three.
