<\/a><\/p>\nRendering: BuzzBuzzHome<\/em><\/p>\n Location: 6080 Yonge Street, North York<\/a><\/em> A shopping plaza in North York\u2019s Newtonbrook neighbourhood could be overhauled into a brand new condominium complex.<\/p>\n Last month, a zoning bylaw and official plan amendment application was submitted<\/a> to city planners on behalf of A1 Developments to construct a 20-storey mixed-use residential tower at 6080 Yonge Street.<\/p>\n The rectangular 0.83-acre development site in question sits on the west side of Yonge Street near the southwest corner of Homewood Avenue, just south of Newton Drive. A one-storey detached home and a shopping plaza with surface parking, called Seoul Plaza, currently occupy the site.<\/p>\n\n The mixed-use tower, consisting of 218,507 square feet of gross floor area, would be supported by a five- and seven-storey podium. An L-shaped building ranging from three to seven storeys in height would create the base, topped with a tall, rectangular tower element. On the ground floor, 8,697 square-feet of retail and service space would be provided with frontage primarily onto Yonge Street, alongside the residential lobby entrance and seven grade-related townhouse units on Homewood Avenue.<\/p>\n Of the 262 condo suites proposed for the project, 42 would be allocated as bachelor units, in addition to 74 one-bedroom, 113 two-bedroom and 33 three-bedroom residences. Balconies are proposed for all units from floors two to 20, combining recessed and projecting elements. The projecting balconies would alternate between a thin slab with glazed guards and a solid frame.<\/p>\n \u201cThe combination of glazed guards and framed enclosures is composed to create a dynamic, syncopated rhythm of architectural elements that shift position on the faces of the proposed building so that they break up the scale of the proposed development at the urban scale,\u201d explains the planning rationale, prepared by urban planning firm, Goldberg Group.<\/p>\n A four-level underground parking garage would house 272 parking spaces and 179 bicycles spots.<\/p>\n Throughout the building, a total of 10,160 square feet is reserved for amenity space. On the ground floor, as well as on levels two and six, 5,612 square feet would be reserved for outdoor amenities, while the remaining square footage would serve as indoor amenity areas on the same floors. According to the architectural floorplans in the application, a dog run and pet lounge would be included.
