<\/a><\/p>\nRendering: BuzzBuzzHome<\/em><\/p>\n Location: 2323 Yonge Street<\/em> In the busy Yonge and Eglinton area, a proposed high-rise tower is looking to carve out some space of its own at one of Toronto\u2019s most established intersections.<\/p>\n Last month, a zoning by-law amendment application was submitted<\/a> to Toronto city planning on behalf of RioCan Living to construct a 37-storey mixed-use high-rise at 2323 Yonge Street. While it\u2019s not clear if the project will house apartment or condominium units, the developer has been involved in both purpose-built rental and condo projects around the city before, including Pivot Apartments, 11 Yorkville<\/a> and Kingly Condos.<\/a><\/p>\n\n The 20,774-square-foot development site sits on the northeast corner of Yonge Street and Roehampton Avenue, one street north of the Yonge-Eglinton intersection and Eglinton TTC subway station. The 1960s eight-storey office building with ground-floor retail which currently occupies the site would be replaced, according to the planning rationale prepared by Bousfields Inc.<\/p>\n The tower would be supported by a 10-storey podium at the base, topped by 27 floors of residential space above, with a two-level parking garage underground with 61 vehicle and 358 bicycle spaces. The proposed 380 residences would include 56 bachelor suites as well as 203 one-bedroom, 83 two-bedroom and 38 three-bedroom units.<\/p>\n Rendering: BuzzBuzzHome<\/em><\/p>\n A portion of the residential units are proposed for the podium. On the sixth floor, two units would share the level with indoor and outdoors amenity spaces, followed by 16 units per floor from levels seven to 10. Also within the podium, 70,998-square-feet worth of office space is proposed from floors two to five, with large curved windows with alternating patterns on each office level.<\/p>\n From levels 11 to 37, 10 to 12 residential units are planned per floor, with curved balconies and contrasting flush windows similar to the upper levels of the podium. On the ground floor, 9,795-square-feet of retail space would be accompanied by a mezzanine with full-length glazing that opens up onto the street, plus lobbies for the office and residential areas. The proposal plans to include park-like landscaping on the street, paired with a \u2018varying paving pattern\u2019 and an opportunity for public art.<\/p>\n
