But when it comes to our new construction residential developments, they tend to be overwhelmingly white and boxy.\u00a0<\/span><\/p>\n A <\/span>recently-submitted proposal<\/span><\/a> to Los Angeles City Planning for a six-story apartment building in Mid-Wilshire proves you can achieve a minimalist\/modern aesthetic while adding color to the streetscape.\u00a0<\/span><\/p>\n Rendering:\u00a0JPark Architects<\/a><\/em><\/p>\n Designed by JPark Architects<\/a>, a Koreatown-based studio, the residence features a recessed, zigzagging exterior staircase backed by a geometric mural in pastel hues. The remainder of the building stands in stark contrast, clad in various shades of black and white concrete panels and oversized, black-framed windows.<\/p>\n Located at 851 South Manhattan Place, the project was proposed by applicants Danny Kim and Sung Bin Kim under an LLC bearing the same name as the address. The developers are seeking Transit Oriented Communities (TOC) incentives due to the proximity of the Wilshire\/Western subway station, which is a nine-minute walk from the site.<\/p>\n Rendering:\u00a0JPark Architects<\/a><\/em><\/p>\n Plans for the 7,506-square-foot property, which is currently occupied by a single-family home, call for 21 studios and 12 one-bedroom apartments, including four affordable units for extremely low-income tenants. Floorplans will start at 400 square feet and some include private outdoor space. There will also be parking for 24 vehicles and 34 bicycles on the subterranean and ground levels.<\/p>\n The apartment complex will boast a second-floor community area with a lounge, kitchenette, coffee bar, balcony, restrooms, multipurpose room and five meeting rooms. A roof garden will offer a quiet escape for residents, complete with brightly-colored native plants and an open area for practicing yoga or reading a book.<\/p>\n<\/a><\/p>\n<\/a><\/p>\n
