Plans for a seven-story, mixed-use development at the corner of Sunset Boulevard and Fairfax Avenue have been submitted to <\/span>Los Angeles City Planning<\/span><\/a>. The site at 7901 Sunset Boulevard is currently occupied by an ARCO gas station and is steps away from iconic Sunset Strip institutions like the Laugh Factory, Chateau Marmont and Pink Taco.<\/span><\/p>\n

The project calls for 62 apartments, including five affordable units, with studio, one-bedroom and two-bedroom layouts. There will be 6,452 square feet of ground-floor commercial space, including retail and two restaurants. A total of 88 vehicle parking spaces will be provided, in addition to 61 bicycle parking spaces.<\/p>\n

Future residents will enjoy access to an extensive array of indoor and outdoor amenities. A spacious courtyard will boast a cozy fireplace with lounge seating, barbecues, a bar counter, family-sized dining table, ping pong table and lawn space. Meantime, the roof deck will offer a spa, day beds, fire pit lounge, barbecues and a dining area \u2014 all under the shade of large trees and a pergola. The ground floor will also contain a lobby and rec room.<\/p>\n

Next Architecture<\/a> designed the contemporary mid-rise, which will be clad primarily in cement plaster, fiber cement siding and green-toned glass panels. Contrast is created through metal-framed glass balcony railings and black trimmed vinyl windows. A mural will also be featured on one of the walls surrounding the property.<\/p>\n

The applicant, Skyview Sunset, LLC, is affiliated with developer <\/span>Jade Enterprises<\/span><\/a>. The company has a number of completed and under-construction residential projects in DTLA, including Onyx, Topaz and Emerald. Due to 7901 Sunset Boulevard\u2019s proximity to bus routes, Transit Oriented Communities (TOC) incentives are being sought in exchange for affordable housing units.<\/span><\/p>\n
