Plans call for a six-story, 50-unit multi-family residence at 1047 South Fedora Street with five units reserved for extremely low-income tenants. Transit-Oriented Communities incentives are also being sought.\u00a0<\/span><\/p>\n<p>The development would include at-grade and below-grade parking with spaces for 25 vehicles. There would be a lobby to welcome residents and additional landscaping. The 1,027-square-foot site is currently occupied by a boarded-up bungalow that was last sold in 2014.<\/p>\n<p><span style=\"font-weight: 400;\">In 2017, both 1047 South Fedora Street and its neighboring property, a single-family home at 1053 South Fedora Street, <\/span><a href=\"https:\/\/planning.lacity.org\/pdiscaseinfo\/search\/encoded\/MjA1MjU10\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400;\">were approved<\/span><\/a><span style=\"font-weight: 400;\"> for the development of a seven-story, 40-unit apartment complex. A Rendering was even created, showcasing a black, gray and white fa\u00e7ade with triangular balconies and a rooftop garden.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/04\/rendering.png\" rel=\"lightbox[202643]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-202645\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/04\/rendering.png\" alt=\"\" width=\"671\" height=\"600\" \/><\/a><\/p>\n<p><em>Rendering: <a href=\"http:\/\/archeongroup.com\/\" class=\"external\" target=\"_blank\">Archeon Group<\/a><\/em><\/p>\n<p><span style=\"font-weight: 400;\">Then in 2019, <\/span><a href=\"https:\/\/planning.lacity.org\/pdiscaseinfo\/search\/encoded\/MjMxODA30\" class=\"external\" target=\"_blank\"><span style=\"font-weight: 400;\">another application<\/span><\/a><span style=\"font-weight: 400;\"> was submitted for the double lot calling for 50 units spread across six stories. That case was put on hold, which brings us to today\u2019s filing, which is nearly identical but lists 1047 South Fedora Street as the only address. Neither an applicant nor a representative is listed, but last year\u2019s case summary named Fedora Flats, LLC and Ferrier Architecture Studio, respectively.\u00a0<\/span><\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/04\/map-view-2.jpg\" rel=\"lightbox[202643]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-202646\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/04\/map-view-2.jpg\" alt=\"\" width=\"1024\" height=\"647\" \/><\/a><\/p>\n<p><em>Image:\u00a0<a href=\"https:\/\/www.google.com\/maps\/place\/1047+South+Fedora+Street\/@34.0512921,-118.2979078,3a,75y,272.39h,90t\/data=!3m4!1e1!3m2!1sHKBuG5yVv16sAf-9Q0xcCw!2e0!4m2!3m1!1s0x80c2c7808d10d50b:0x7b3fa2c31e82120f?sa=X&amp;ved=2ahUKEwj5mdb92_zoAhURup4KHWK-AN8QxB0wAHoECAsQAg\" class=\"external\" target=\"_blank\">Google<\/a><\/em><\/p>\n<p><span style=\"font-weight: 400;\">Will the third time be the charm for this proposed multi-family residence? Nobody knows for certain, but if approved, future residents will live within steps of the many restaurants, shops and services that line Olympic Boulevard.
