The potential highrise would include 287 residences and 3,770-square-meters of non-residential gross floor area directly behind the St. James Cathedral and close to the St. Lawrence neighbourhood.
\n<\/p>\nSituated near the intersection of Jarvis and Adelaide Street, the building site in question is in a high-density, mixed-use area, one that has low-rise Victorian commercial buildings sitting next to modern structures. With the Financial District to the west, and a mix of buildings to the east, the application explains that the proposed tower would fill a break in the urban fabric between the two areas.<\/p>\n
\u201cIt will reinforce the transition of the City from the Financial District to King-Parliament in a way that reinforces \u2014 physically, economically, and socially \u2014 the separate identities of each, within a genuinely-mixed community,\u201d wrote Andrew Ferancik, principal of WND Associates in the development\u2019s Planning Justification Report.<\/p>\n
The L-shaped lot on which the tower would be built is currently home to a parking lot and four-storey commercial office building, both of which would be demolished. The site is also the current office location of SvN Architects + Planners, the firm assigned to the project as per the architectural plans.<\/p>\n

A four-storey podium would act as the building\u2019s base, with retail space on the ground floor and the remaining levels reserved for office space. Residential storage lockers and mechanical rooms for the offices will be kept on the fifth floor, along with an outdoor private terrace that will be accessible to the office tenants. Two-storey indoor amenity spaces for resident use on the 10th to 11th and 28th to 29th floors create the appearance of notches out of the south side of the tower. A second outdoor terrace would adjoin the 10th-floor amenity area.<\/p>\n
Of the total 287 residential units, 16 bachelor suites, 143 one-bedroom, 99 two-bedroom and 29 three-bedroom condos would be included. A three-level underground parking garage would hold 66 spaces, 52 of which would be reserved for residents.<\/p>\n
