Located at <a href=\"https:\/\/www.livabl.com\/toronto-on\/1940-lawrence-avenue-east-condos\">1940 Lawrence Avenue East<\/a>, just east of the Pharmacy and Lawrence avenues intersection, the proposed 11-storey building would feature 90 residential units with two floors of commercial space. A single-storey restaurant currently occupies the site in question.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/02\/lawrence.jpg\" rel=\"lightbox[200553]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-200556\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/02\/lawrence.jpg\" alt=\"\" width=\"960\" height=\"614\" \/><\/a><\/p>\n<p><em>Photo: Google Maps<\/em><\/p>\n<p>When complete, the project would contain 13,232 square-metres of residential gross floor area, enough room to provide 47 one-bedroom units, 34 two-bedrooms, and nine three-bedroom units. Affordable residences will be included \u201cwhere feasible,\u201d according to the application.<\/p>\n<p>A series of indoor and outdoor resident amenity areas have been proposed, for a total of 650 square-metres worth of space. A pet wash would be included on the first floor, while a fitness centre, lounge rooms and an outdoor terrace would be built on the next floor up. Another outdoor terrace and sitting area would exist on the ninth floor. A two-level underground parking garage will hold 95 parking spaces along with 58 bike racks in the parking areas and on the ground floor.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/02\/1960lawrence.jpg\" rel=\"lightbox[200553]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-200558\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2020\/02\/1960lawrence.jpg\" alt=\"\" width=\"1034\" height=\"713\" \/><\/a><\/p>\n<p><em>Rendering: BuzzBuzzHome<\/em><\/p>\n<p>If approved, 1940 Lawrence Avenue East could be one of ABA Architects\u2019 first projects in Scarborough. The Waterloo-based firm has previously worked on various mid-rise and high-rise projects in the Kitchener-Waterloo region, including South Hill, Charlie West and One Hundred.<\/p>\n<p>Flanking the proposed project area, townhome developments are in the works. Sales are pending for Starlight Investments\u2019 21-unit site near Birchmount Road and Lawrence Avenue. A larger, 222-townhome community by MTB Group on Curlew Drive, called 75Curlew Urban Towns, is pending sales and construction too.<\/p>\n<div
