{"id":194706,"date":"2019-08-02T12:43:42","date_gmt":"2019-08-02T16:43:42","guid":{"rendered":"https:\/\/www.livabl.com\/articles\/?p=194706"},"modified":"2019-08-02T12:43:42","modified_gmt":"2019-08-02T16:43:42","slug":"vancouvers-no-high-risk-housing-market","status":"publish","type":"post","link":"https:\/\/www.livabl.com\/articles\/archives\/vancouvers-no-high-risk-housing-market","title":{"rendered":"Vancouver&#8217;s no longer a high-risk housing market, and Toronto may follow"},"content":{"rendered":"<h4 id='pressboard-ad-sponsorship-tag' style='margin-bottom: 35px;'><\/h4><p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2019\/08\/vancouver-white-rock-housing-market.jpg\" rel=\"lightbox[194706]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-194707\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2019\/08\/vancouver-white-rock-housing-market.jpg\" alt=\"\" width=\"1024\" height=\"683\" \/><\/a><\/p>\n<p><em>Photo:\u00a0<a href=\"https:\/\/unsplash.com\/@glenjjackson?utm_source=unsplash&amp;utm_medium=referral&amp;utm_content=creditCopyText\" class=\"external\" target=\"_blank\">Glen Jackson<\/a>\/<a href=\"https:\/\/unsplash.com\/search\/photos\/vancouver-road?utm_source=unsplash&amp;utm_medium=referral&amp;utm_content=creditCopyText\" class=\"external\" target=\"_blank\">Unsplash<\/a><\/em><\/p>\n<p>For the past three years, Vancouver has been highly exposed to housing-related risks \u2014 not anymore.<\/p>\n<p>And three other large markets currently displaying high levels of vulnerability may be joining BC\u2019s biggest urban centre soon.<\/p>\n<p>These are takeaways from the Canada Mortgage and Housing Corporation\u2019s <a href=\"https:\/\/eppdscrmssa01.blob.core.windows.net\/cmhcprodcontainer\/sf\/project\/cmhc\/pubsandreports\/housing-market-assessment\/2019\/q3\/housing-market-assessment-canada-68456-2019-q03-en.pdf?sv=2018-03-28&amp;ss=b&amp;srt=sco&amp;sp=r&amp;se=2021-05-07T03:55:04Z&amp;st=2019-05-06T19:55:04Z&amp;spr=https,http&amp;sig=bFocHM6noLjK8rlhy11dy%2BkQJUBX%2BCDKzkjLHfhUIU0%3D\" class=\"external\" target=\"_blank\">latest Housing Market Assessment<\/a>, a study the national housing agency undertakes each quarter.<\/p>\n\n<p>The overall assessment is based on four indicators: price acceleration as well as signs of overheating, overvaluation and overbuilding.<\/p>\n<p>It was easing home prices that tipped the scales for Vancouver\u2019s market.<\/p>\n<p>In the May assessment, CMHC still flagged moderate vulnerabilities related to price acceleration, but this time around the degree of vulnerability was downgraded to low.<\/p>\n<p>In June, the benchmark price of a Greater Vancouver home, including houses and condo apartments, was $998,700, down 9.6 percent versus a year ago and 0.8 percent from May, <a href=\"https:\/\/www.rebgv.org\/market-watch\/monthly-market-report\/june-2019.html\" class=\"external\" target=\"_blank\">according to the Real Estate Board of Greater Vancouver<\/a>.<\/p>\n<p>The benchmark price hasn\u2019t touched sub-one-million-dollar territory since May 2017, <a href=\"https:\/\/business.financialpost.com\/real-estate\/greater-vancouver-home-sales-now-below-1-million-benchmark-that-held-for-more-than-two-years\" class=\"external\" target=\"_blank\">the Financial Post reports<\/a>.<\/p>\n<p>The market still has moderate overvaluation risks, but there weren\u2019t significant signs of overheating or overbuilding.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2019\/08\/cmhc-vulnerabilities.png\" rel=\"lightbox[194706]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-194708\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2019\/08\/cmhc-vulnerabilities.png\" alt=\"\" width=\"936\" height=\"695\" \/><\/a><\/p>\n<p><em>Chart: CMHC<\/em><\/p>\n<p>Late last month, Vancouver realtor Steve Saretsky drew attention to <a href=\"https:\/\/stevesaretsky.com\/vancouvers-building-boom-continues\/\" class=\"external\" target=\"_blank\">the record number of homes under construction across Greater Vancouver<\/a>, and he says CMHC&#8217;s evaluation of low overbuilding vulnerabilities is &#8220;certainly up for debate.&#8221;<\/p>\n<p>&#8220;Over the next two or three years there&#8217;s a lot of supply that&#8217;s in the pipeline,&#8221; \u00a0he tells Livabl, noting the more than 44,000 units being built in the region as of June.<\/p>\n<p>However, he notes that developers have begun shelving projects in the slow-sales environment. MLA Advisory, the research branch of real estate marketing firm MLA Canada, <a href=\"https:\/\/www.livabl.com\/articles\/2019\/07\/vancouver-developers-condos-rentals.html\">estimates 17 concrete condo projects<\/a> encompassing 5,000 units have been delayed this year from launching sales throughout the Lower Mainland.<\/p>\n<p>Saretsky suggests high supply levels could improve affordability, and speculates that might be a positive development in CMHC&#8217;s eyes. &#8220;I think that&#8217;s going to put some pressure on prices,&#8221; he adds.<\/p>\n<p>CMHC suggests nearby Victoria, as well as Toronto and its environ Hamilton might soon have a reduced risk rating.<\/p>\n<p>\u201cToronto, Hamilton and Victoria maintain a high degree of overall vulnerability.
