One-bedroom rents across the area averaged $2,143, a year-over-year increase of 7.4 percent.<\/p>\n<p>Meantime, a total of 12,358 condo units were listed for rent via TREB\u2019s online service throughout the quarter, rising 22.4 percent annually. While that provided some relief, it wasn\u2019t enough to keep rents in check and current conditions still suggest strong interest from renters.<\/p>\n\n<p>\u201cIt makes sense that we continued to see an increase in condominium apartment rentals during the last quarter. The GTA\u2019s population continues to grow as people are attracted to the region by its strong economy and diversity,\u201d <a href=\"http:\/\/www.trebhome.com\/files\/market-stats\/rental-reports\/rental_report_Q1-2019.pdf\" class=\"external\" target=\"_blank\">says TREB President Garry Bhaura in a statement<\/a>.<\/p>\n<p>TREB reports 6,646 condo apartments were leased in the first quarter, climbing 7.7 percent compared to year-ago rental activity.<\/p>\n<p>\u201cThe bottom line is you\u2019re still seeing a lot of demand for rental accommodation,\u201d Jason Mercer, TREB\u2019s chief market analyst, tells Livabl. \u201cWhen that\u2019s the case, you get competition between potential renter households, and that exerts upward pressure on rents,\u201d he adds. This competition could include bidding wars over units, a phenomenon that has been <a href=\"https:\/\/globalnews.ca\/news\/3728181\/rent-toronto-vancouver-bidding-wars\/\" class=\"external\" target=\"_blank\">reported on in Toronto and Vancouver for some time<\/a>.<\/p>\n<p>Speaking to the increase in listings observed this past quarter, Mercer emphasizes \u201cone quarter doesn\u2019t make a trend.\u201d<\/p>\n<div class=\"see-more-link\"><img decoding=\"async\" alt=\"See Also\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/themes\/livabl\/images\/see-also-cta-icon.svg\"\/>\r\n          <strong><span>SEE ALSO:<\/span><a href=\"https:\/\/www.livabl.com\/articles\/2019\/03\/torontos-condo-more-cranes-than-new-york-la-and-chicago.html\"  area-label=\"Toronto\u2019s condo boom is so big, the city has more cranes than New York, LA and Chicago combined\">Toronto\u2019s condo boom is so big, the city has more cranes than New York, LA and Chicago combined<\/a><\/strong>\r\n        <\/div>\n<p>In the City of Toronto, on average one-bedroom units leased for $2,186, while two-bedroom units went for $2,964.<\/p>\n<p>Those looking for lower rents \u2014 at the cost of a potentially longer commute \u2014 may want to look to neighbouring Mississauga, a suburb-turned-city that borders Toronto to the west.<\/p>\n<p>There, average rents are $2,046 for a one-bedroom and $2,417 for a two-bedroom apartment.<\/p>\n<p>\u201cAffordable rental housing is an important component in the overall competitiveness of the GTA,\u201d says Mercer in a statement. \u201cBusinesses and individuals are more likely to locate in regions where there is a ready supply of affordable housing alternatives.\u201d<\/p>\n<p>Toronto \u2014 as well as other Ontario destinations such as Ottawa and Kitchener\u2013Waterloo \u2014 are able to attract some talent from BC due to even higher housing costs in Metro Vancouver, <a href=\"https:\/\/www.livabl.com\/articles\/2019\/04\/toronto-homes-still-relatively-affordable-for-priced-out-vancouverites.html\">suggests one economist<\/a>.<\/p>\n<p>But this, in turn, can further erode affordability in the relatively cheaper Ontario markets. \u201cThat\u2019s always a risk,\u201d Edgard Navarrete, Central 1 Credit Union\u2019s Ontario regional economist, tells Livabl.<\/p>\n<div id='pressboard-ad-sponsorship-msg'><\/div>\n","protected":false},"excerpt":{"rendered":"<p>And demand from tenants isn&#8217;t going anywhere. <\/p>\n","protected":false},"author":23,"featured_media":191434,"comment_status":"closed","ping_status":"open","sticky":false,"template":"","format":"standard","meta":{"content-type":"","apple_news_api_created_at":"","apple_news_api_id":"","apple_news_api_modified_at":"","apple_news_api_revision":"","apple_news_api_share_url":"","apple_news_coverimage":0,"apple_news_coverimage_caption":"","apple_news_is_hidden":false,"apple_news_is_paid":false,"apple_news_is_preview":false,"apple_news_is_sponsored":false,"apple_news_maturity_rating":"","apple_news_metadata":"\"\"","apple_news_pullquote":"","apple_news_pullquote_position":"middle","apple_news_slug":"","apple_news_sections":["https:\/\/u48r14.digitalhub.com\/sections\/09b86915-7d2b-3acd-915b-b215002d01b7"],"apple_news_suppress_video_url":false,"apple_news_use_image_component":false,"footnotes":""},"categories":[11269],"tags":[],"coauthors":[8692],"apple_news_notices":[],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v22.4 -
