Whether you lease out an individual property or have a self-contained rental unit in your home, such as a basement apartment, buying to become a landlord requires you to be a hands-on business owner.<\/p>\n<p>\u201cI tell my clients upfront [that] you\u2019ve got to think of it as a business,\u201d says Nawar Naji, <a href=\"http:\/\/urbancityproperties.com\/\" class=\"external\" target=\"_blank\">a Toronto real estate investor<\/a> and broker at Chestnut Park Real Estate. \u201cIt\u2019s not just about, \u2018Let\u2019s go buy a condo and rent it out.\u2019 You\u2019ve got to think of it from a business perspective. Think of the operation side of it, taxation aspect of it, and the other part of it \u2014 the exit.\u201d<\/p>\n\n<p>With television shows like HGTV\u2019s <em>Income Property<\/em> showcasing the benefits of owning a rental property, like easy income and a boost in property value, renting out your basement looks appealing. Yet, without proper preparation or knowledge of provincial landlord and tenancy laws, the landlord dream can quickly go sour.<\/p>\n<p>\u201cIf people have a bad experience in the first year [of landlording], and the first tenancy is problem-ridden, nine times out of 10 I would think they would get out of the business,\u201d says Susan Wankiewicz, executive director of the Landlord&#8217;s Self-Help Centre, a non-profit legal clinic for Ontario&#8217;s small landlords.<\/p>\n<p>If you do your homework and plan accordingly, becoming a small landlord can be rewarding. As Naji and Wankiewicz tell it, here\u2019s what you can expect if you\u2019re working towards that first investment property.<\/p>\n<h2>Put your back into it<\/h2>\n<p>Landlording isn\u2019t a passive investment \u2014 it requires maintenance, time and experience to nurture into a successful money-maker. As with any business, being present and aware of your investment\u2019s unique needs will start you on the path to being a successful landlord.<\/p>\n<p>\u201cYou\u2019ve got to be active in the business,\u201d says Naji. \u201cIt\u2019s not just paying the mortgage, getting the rental cheque and calling it a day. There\u2019s more work to be done to it.\u201d<\/p>\n<p>Naji, who has been investing in real estate since 2006, says a new landlord can expect the operation stage of landlording \u2014 running the property \u2014 to be the longest and most cumbersome. Semi-annual inspections, repairs, collecting rent and regular maintenance are the landlord\u2019s responsibility. You could hire a property management company to take care of this for you for a percentage of your rental earnings, but Naji advises not to within the first year of a new investment property.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2019\/03\/landlord-repairs-first-time.jpg\" rel=\"lightbox[190542]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-190555\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2019\/03\/landlord-repairs-first-time.jpg\" alt=\"\" width=\"1024\" height=\"678\" \/><\/a><\/p>\n<p><em>Photo:\u00a0<a href=\"https:\/\/www.flickr.com\/photos\/julesdphotographie\/8421289746\/in\/photolist-dQaj3N-2EMvGx-6t59b-aiJwYD-podeyS-fnCNLh-76pUcm-5LPfxt-a7siMj-9mrgnw-7U6zet-7W2Uo-UsXrbc-478Y8T-47d3cA-47d3yG-478XWM-47d3hW-478XAH-o95PE-6SVtms-47d3fE-478XDt-fkmB7T-aFwCzK-de9my6-8dkBrv-agv9d9-ECAfh-fyLQzJ-RQkA4V-7mhJGu-69kvVh-8pF6Ft-9wFW4j-aFwAZp-8mjZq8-3ahwXW-cFwWns-76kWai-2iKMch-8JhYdn-8JhXte-8Jm1oE-aFwx6c-dc5maJ-zWU2Q-8JhXxe-4BW1Up-8JkZYN\" class=\"external\" target=\"_blank\">Julien Dumont\/ Flickr<\/a><\/em><\/p>\n<p>\u201c[That way] when you pass it on to a property manager, and they call you [about a house issue], you\u2019ll understand if it makes sense or doesn&#8217;t make sense,\u201d he says. \u201cIf you haven\u2019t done it by experience, somebody can call you and can come up with explanations that don\u2019t necessarily make sense \u2014 it might not need any repairs.\u201d<\/p>\n<p>Naji also recommends building a team of professionals that specialize in residential investments. Your accountant, repair person or real estate agent, he says, should have knowledge of landlording in order to fully understand your needs.<\/p>\n<h2>Know it like the back of your hand<\/h2>\n<p>Legal jargon may be a dry read, but understanding tenancy laws in-depth before you become a landlord could save you a whole lot of trouble down the road.<\/p>\n<p>\u201cUsually we meet landlords once they\u2019ve rented and they\u2019re in trouble,\u201d says Wankiewicz. \u201cIf they were to do the front-end research and understand what they\u2019re getting into before they rent, I think they\u2019d be better off.\u201d<\/p>\n<p>Wankiewicz has seen every kind of problem come through the LSHC office: tenants that default on rent; pets that suddenly appear unannounced; damage to the property; and tenants that decided to move their whole extended family into the unit. Whatever the issue may be, Wankiewicz explains that landlords who familiarize themselves with the provincial landlord and tenancy laws beforehand have a better understanding of what their rights are. For instance, she still encounters landlords who haven\u2019t fully read Ontario\u2019s <a href=\"https:\/\/www.ontario.ca\/laws\/statute\/06r17\" class=\"external\" target=\"_blank\">Residential Tenancies Act<\/a> and don\u2019t understand that the law equally applies to both high-rise and second suite rentals.<\/p>\n<p>&#8220;Landlords are surprised because they think that [because] they\u2019re renting in their home and they\u2019re the king of the castle. That\u2019s not the case. They\u2019re subject to the same legislation as if it were a high rise rental,\u201d she says.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2019\/03\/for-rent-firt-time-landlord-min.jpg\" rel=\"lightbox[190542]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-190550\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2019\/03\/for-rent-firt-time-landlord-min.jpg\" alt=\"\" width=\"1024\" height=\"668\" \/><\/a><\/p>\n<p><em>Photo: James Bombales<\/em><\/p>\n<p>If a tenancy isn\u2019t working out and an eviction is required, Wankiewicz warns that the process isn\u2019t a quick fix. If a tenant stops paying rent, a landlord will need to give a termination notice and apply for a court hearing to the Landlord and Tenant Board as soon as possible.<\/p>\n<p>\u201cWhat we are seeing now is that it\u2019s taking anywhere from four to six months for a landlord to terminate the tenancy and recover possession of the rental unit,\u201d she says.<\/p>\n<h2>The price is right<\/h2>\n<p>Buying a house ain\u2019t cheap, nor<a href=\"https:\/\/www.livabl.com\/articles\/2019\/03\/save-downpayment-without-ruining-your-life.html\"> is saving for a downpayment<\/a>, so you\u2019ll want to ensure that you can get a return on your first investment property, and it starts with picking the right rental unit.<\/p>\n<p>Naji says to follow the money \u2014 wherever there\u2019s construction for a master-planned community or an injection of government funding into infrastructure, there will be a demand for rental housing. Highlights of a specific neighbourhood \u2014 proximity to transit, a family-friendly community, lots of amenities \u2014 will entice tenants over more space. As Naji explains, buying the largest rental unit on the market might allow you to charge slightly higher rent, but it will cost you more to purchase.<\/p>\n<p><a href=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2019\/03\/buy-landlord-first-time-min.jpg\" rel=\"lightbox[190542]\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-190557\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/uploads\/2019\/03\/buy-landlord-first-time-min.jpg\" alt=\"\" width=\"1024\" height=\"683\" \/><\/a><\/p>\n<p><em>Photo: James Bombales<\/em><\/p>\n<p>\u201cIf you\u2019re buying the largest two-bedroom, two-bathroom condo, it\u2019s not necessarily the best idea because the tenants are not going to pay more rent,\u201d explains Naji. \u201cThey might pay a little more rent, but not enough to justify the additional cost of acquisition for that larger, or extra large, unit.\u201d<\/p>\n<p>Instead of focusing on big bedrooms and living areas, Naji says to look for smaller spaces with appealing characteristics. Tenants are feature focused; they\u2019ll value better appliances or a shorter commute time over a bigger kitchen. A semi-detached could bring you in the same amount of money as a fully-detached home with the same number of bedrooms, but will cost you less to buy.<\/p>\n<p>\u201cIt might be a little bit smaller, but your cost of acquisition is less, and the numbers are going the be in your favour because your rent is going to be pretty much the same with a lower purchase price,\u201d he says.<\/p>\n<p>When pricing your rental unit, Naji says to compare current neighbourhood rental prices with seasonal demand to determine the right price.<\/p>\n<h2>Meet and greet<\/h2>\n<p>With a tenant living on your property, you\u2019ll get to know all of their quirks very quickly. Some landlords aren\u2019t prepared for the extra smells, sounds and interesting habits on display that go hand in hand with having a tenant.<\/p>\n<p>\u201cLandlords in a smaller situation, were they\u2019re renting part of their home, they become consumed with tenant behaviour, like if the tenant has an overnight guest and, \u2018They didn\u2019t tell me\u2019, \u2018The tenant\u2019s taking too many showers\u2019, or \u2018The tenant\u2019s leaving the lights on\u2019, or \u2018They brought in a pet and I didn\u2019t approve a pet\u2019\u2014 issues like that, small-living landlords are unprepared for,\u201d says Wankiewicz.<\/p>\n<div class=\"see-more-link\"><img decoding=\"async\" alt=\"See Also\" src=\"https:\/\/www.livabl.com\/articles\/wp-content\/themes\/livabl\/images\/see-also-cta-icon.svg\"\/>\r\n          <strong><span>SEE ALSO:<\/span><a href=\"https:\/\/www.livabl.com\/articles\/2019\/03\/how-to-stress-test-your-mortgage.html\"  area-label=\"Can you pass the Canadian mortgage stress test? Wankiewicz emphasizes that in addition to good communication and responding to issues quickly, landlords need to conduct a comprehensive screening process to find a trustworthy tenant. She advises that going off face-value alone won\u2019t provide enough information about a person. Using a rental application, speaking to references and checking a tenant applicant\u2019s credit score are good methods to finding a quality tenant.<\/p>\n<p>\u201cSo many times the small landlord will just make their decision on how their tenant appears, but they need to dig in and check with previous landlords, not just where they\u2019re living now, but where they lived prior to that, because that\u2019s where they\u2019re going to get accurate information about what their behaviour was like,\u201d says Wankiewicz.<\/p>\n<p>Naji likes to take a personal approach to rental applications; he strongly recommends meeting prospective tenants in-person not only to check for that gut-feeling, but to get to know the person.<\/p>\n<p>\u201cAt the end of the day, this is a people business. You\u2019re renting your property to a person or a couple.
