<\/a><\/p>\nRendering via Massey Knakal<\/a><\/em><\/p>\n A development site at 76 North 6th Street<\/a> in Williamsburg is on the market with an asking price of $10 million.<\/p>\n Located on the south side of North 6th Street between Kent and Wythe avenues, the 25′ by 100′ lot has 10,250 buildable square feet and comes with “preliminary” approved plans for a four-story mixed-use building with a mezzanine.<\/p>\n The eastern lot line windows will be protected from future development, which will help a developer max out the number of bedrooms per unit, according to the listing. Massey Knakal is marketing the site.<\/p>\n Current owner D. Kevin Dolan purchased the property in October 2009 for $1.5 million, according to Department of Finance records. Permits<\/a> were filed in March 2010 for a new three-unit building; the plan exam application was approved in 2012 and a partial job permit was issued in August.<\/p>\n In March 2012, demolition<\/a> commenced on the existing structure at the lot, and Brownstoner<\/a> uncovered a rendering by architecture firm Bureau V. According to the architect’s site<\/a>, the project was intended to be an “affordable, multi-family residential building… The seven-unit brick building features private terraces, a communal roof garden and a facade comprised of operable doors set behind custom steel railings.
