Two single-family homes in Norquay Village could be razed to make way for a three-storey, eight-unit stacked townhouse project by Gravity Projects Ltd.

The property is located 10 minutes south of the Expo Line’s 29th Avenue station, and one street south of the commercial area along Kingsway. Surrounding buildings consist of older bungalows, two-storey Vancouver Specials, and a new stacked townhouse project across the street.

Designed by JP Architect Inc, the proposed infill development would feature a contemporary architectural style with minimalist massing and detailing. Exterior materials would consist of hardie plank siding, shingles, expansive windows and sliding glass doors. All units face Duke Street with access through front porches or shared stairs. The top floors are stepped back to reduce the building’s massing, but feature rooftop patios at the front and rear.

Four parking stalls, including a handicap spot, would be available at the rear and accessed through a laneway. There would also be storage for up to 20 bicycles.

Inside, all eight suites would have a two-bedroom-plus-den layout, but total square footage would range from 956 to 1,023 square feet. Each would have access to usable outdoor spaces, such as walk-out patios, porches, balconies or roof decks.

The homes on the lower floors would be located 1.3 metres below the adjacent grade, allowing for larger windows and enhanced natural lighting. Plus, the main living spaces are situated above the bedroom floor to enhance livability and to provide privacy and noise buffers for the bedrooms.

In the neighbourhood, sales continue at ELIOT at Norquay, while construction is underway at Acorn.
