The new year is well underway, and with that, some developers are kicking things off with a plethora of new projects to take on.

In an Instagram post last week, president and CEO of the Toronto-based Republic Developments, Matt Young, stated that his team had taken on six new projects. Scanning through the City of Toronto’s online application portal, details and documents have emerged for a handful of projects by the developer in recent weeks.

You might know Republic Developments from its previous proposal with Harlo Capital for Scarborough Junction, which entails the construction of 6,619 units over 25 acres in Birchmount Park.

Here’s a look at some of the project ideas that Republic Developments has put out there since December.

Application submitted: December 24th, 2021
Project specs: 39 and 28 storeys, 824 units

Along Eglinton Avenue East and just east of the Don Valley Parkway, a new two-tower development could replace an existing four-storey building near the future MetroLinx Eglinton Crosstown LRT.

A pair of 39-storey and 28-storey high-rise buildings would share a seven-storey podium. Of the 824 units proposed for the towers, 61 residences would be reserved for rental housing. A dog amenity area and vegetable gardens would be included, along with amenity facilities on the ground, sixth and eight floors of the project. Balconies would be incorporated on all four sides of each tower.

Project specs: 14 storeys, 314 units

Just north of Strachan Avenue and King Street West, a series of low-rise buildings are being eyed as a future location for a 300-unit-plus townhome and condo community.

At the corner of the lot, the existing three-storey building at 127 Strachan Avenue would be incorporated into the final design of the new structure, and rehabilitated to its 1870s glory with a storefront. The 14-storey development would also include multi-purpose amenity rooms, decorative paving and ground-level patios or terraces for each townhome.

Application submitted: December 30th, 2021
Project specs: 20 storeys, 462 units

A Mazda dealership in Briar Hill-Belgravia could be the next Toronto site to turn into a condo high-rise.

The application for the Dufferin Street and Castleview Avenue lot would be redeveloped into a 20-storey building including residential condo townhouses and retail space on the ground level.

At the south-east corner of the site, there would be a 600 square-metre, triangle-shaped parkland dedication, which would be situated adjacent to an existing green space. Green roofs and outdoor amenity spaces would be added on the third and eleventh floors of the development.

15 Charles Street East, Toronto

Rendering: IBI Group Architects

Application submitted: December 24th, 2021
Project specs: 54 storeys, 549 units

Rising 54 storeys in Toronto’s Church and Wellesley neighbourhood, this slim, high-rise tower would feature a lipstick-shaped angled top.

The development site in question is located between Charles and Isabella streets, which is occupied by an 11-storey hotel and commercial building at present. If approved, the proposal would see the creation of 146 square metres of retail space, a 150 square-metre parkland dedication and a 280 square-metre outdoor amenity area on the tower’s seventh floor that would wrap around the southern and eastern edges of the building’s podium.
