On the southern portion of North York’s Bathurst Manor community, a series of buildings could be revamped into a high-rise rental complex.

Last week, an official plan amendment and rezoning application was submitted to city planners to develop a 14-storey mixed-use building at 824 Sheppard Avenue West and 177-181 Cocksfield Avenue.

The proposed development site sits north of Sheppard Avenue West and east of Wilmington Avenue, bordered by Cocksfield Avenue to the north. Currently, paved surface parking areas and three structures occupy the rectangular lot, including a bungalow and two two-storey buildings with ground-floor retail space below 14 rental units.

The application seeks to construct the 14-storey mixed-use rental building fronting onto Sheppard Avenue East, plus a six-storey building with a three-storey streetwall on Cocksfield Avenue. A three-storey podium would join the two buildings together.

The building’s ground floor would house a daycare space on the north side of the property off of Cocksfield Avenue, accompanied by an outdoor daycare playground. The proposed retail space would be included on the south end of the site fronting onto Sheppard Avenue West. The ramp to the underground parking garage, two separate residential lobbies and amenity space would also make up the ground floor.

Both indoor and outdoor amenity space would be incorporated throughout the ground-floor, second, fourth and rooftop levels. Two dog washes, a lounge and an office space would be included on the ground level. An outdoor amenity terrace used to separate both the north and south buildings is proposed for the fourth level, combined with indoor amenity space. More indoor and outdoor amenity areas would be built on the roof level.

Of the total 270 rental units, the breakdown would consist of 30 bachelor suites, 162 one-bedroom and one-bedroom-plus-den units, 62 two-bedroom and two-bedroom-plus-den units, and 16 three-bedroom units. Fifty-four units would be set aside for affordable rental housing.

A two-level underground parking garage would house guest and resident-use parking spaces and bike parking.

In the neighbourhood, Choice Properties REIT has proposed the construction of a 15-storey rental building at 1050 Sheppard Avenue West, while Greatwise Developments is planning a residential complex called Bogert Condos.
