A new five-story condominium with six units could replace a 1930s duplex near the border of Beverly Hills and West Hollywood. During a meeting on Thursday, May 28th, the City of Beverly Hills Planning Division reviewed plans for the 17,078-square-foot building. Staff recommended that a public hearing be held to discuss the project further.
Located at 457 North Oakhurst Drive, the proposed condominium by Diamond Shield Investments, LLC will feature two, two-bedroom units, three, four-bedroom units, and one, seven-bedroom unit. One of the residences will be owner-occupied, another will be reserved for a family member, and the four remaining will be sold at market rate. Each unit will have a triangular-shaped balcony facing Civic Center Drive.

All residents will have access to a 2,278-square-foot, open-air rooftop space with two bathrooms. One level of subterranean parking will be provided with spaces for 21 vehicles. The project was designed by Los Angeles-based architecture firm Ames-Peterson and boasts a modern, gray and white exterior with black-framed windows.
The property is currently occupied by a 3,618-square-foot, two-story duplex with a detached garage. The applicant is requesting several entitlements “to facilitate development of the irregular triangular lot,” including reduced street side and rear setbacks as well as the use of compact parking.

The surrounding area consists of mostly mid-rise, multi-residential buildings. Residents will live within walking distance of hotspots like Gracias Madre, The Troubadour, SUR Restaurant & Lounge, and the Pacific Design Center. Heading in the opposite direction, they’ll be able to shop the boutiques of Rodeo Drive, pick up groceries from Whole Foods Market, or go for a jog through Beverly Hills Garden Park.
