In Scarborough’s southwest corner, Birch Cliff is a growing hub for condo development.

According to data from BuzzBuzzHome, there are nine condo developments currently in the works within the neighbourhood, many of which are concentrated along Kingston Road. Now, another new condo development is being added to this mix, possibly taking over a coin-operated car wash along Clonmore Drive.

In February, a zoning by-law amendment application was submitted to the City of Toronto to construct a 12-storey development with 287 units at 150 Clonmore Drive. This would be one of a few projects Core Development Group is working on in the area, including The Manderley Condos and Clonmore Urban Towns.

The development site is located on the north side of Clonmore Drive just north of Gerrard Street East. A one-storey car wash and detailing facility occupies the land, which is just less than an acre in size and accessible by four driveways.

If approved, the application would see the demolition of the existing car wash to make way for a stepped 12-storey residential building. The new development would be purley residential, with no commercial or retail component.

An “attractive contemporary architectural design,” with various materials used on the building’s exterior would be used to enhance the character of the neighbourhood, according to the application’s planning rationale. A combination of glass, glazing and brick would be added into the design along with contemporary colours.

The building’s series of architectural incremental setbacks are used in the structure’s design to “transition and maintain sunlight access to the abutting public realm.” Studio JCI, the architect on the project, has also worked on Hill and Dale Residences in Rosedale and the recent application for a purpose-built rental development on the site of a Danforth funeral home.

Access to the building would be from Clonmore Drive, with an indoor-outdoor amenity space located right of the main recessed entryway that is tucked under an overhang. Shrubs, trees and plantings would be used to enhance the entrance and provide visual interest.

A total of ​​1,160 square metres of amenity space is proposed for the building, divided fairly equally between the indoor and outdoor facilities. Amenities would be included on the ground, second and 12th floors in addition to the rooftop.

The 287 units in the new building would be sorted by one studio unit, 98 one-bedroom, 94 one-bedroom-plus-den, 34 two-bedroom, 28 two-bedroom-plus-den and 32 three-bedroom residences. The majority of the suites would have their own private balconies or terraces. As per the application’s project data sheet, the tenure of the units would be as condos.

A two-level underground garage accessible from the eastern side of the property via a driveway would contain 158 parking spaces. Additional spaces for car-share and visitor parking would also be available, for a total of 162 vehicle spots on site. A sum of 248 bicycle parking spaces for long- and short-term use would be incorporated.

In the neighbourhood, registration is open for Birchley Park while sales are ongoing at Upper Beach Club.
