A master-planned community of over 2,000 new homes is set to transform a 500-acre site in West Roseville, contributing planned retail, an elementary school, four parks and miles of trails.

Developer Anthem United is working to create Winding Creek, a vibrant new community centered around wellness and outdoor experiences. Comprising Prairie, Craftsman, Americana, California Ranch, Spanish and Wine Country-style homes, there will be something for everyone in this welcoming new development.

While site preparations are still underway, Anthem United recently completed the construction of new roads connecting Blue Oaks Boulevard, Westpark Drive and Westbrook Boulevard. The road extensions will provide residents with quicker access to Greater Roseville and cut emergency response times in half.

Nearly 30 percent of the community will consist of forever-protected open space, traversed by Pleasant Grove Creek and three-and-a-half miles of walking and cycling trails that will eventually connect to the City of Roseville’s trail system. 

Future community parks could incorporate sports fields, playgrounds, picnic areas, vegetated wetlands and more. The developers imagine a weekly farmers’ market, outdoor performance space, running and cycling clubs, and year-round events hosted in the four neighborhood parks.

The planned elementary school will be located within the development, allowing neighborhood children to walk to class together. Winding Creek is part of the top-rated Roseville City Elementary School and Roseville Joint Union High School districts, celebrated for their academic progress and test score ratings as well as overall safety. 

Roseville touts big city amenities, yet retains a charming, small-town feel. Located approximately 20 miles from Sacramento, this thriving community was recently named among

Money’s “Best Places to Live in 2020.” Ranking 45th out of 50, it was the only California city to make the list. The survey mentioned Roseville’s affordable cost of living, growing population, high-paying jobs and open-air retail centers. 

Three national homebuilders, DR Horton, Meritage Homes and K. Hovnanian Homes, have signed on to build homes in Winding Creek’s inaugural phase.
