Watchcase Factory lobbySag Harbor’s Watchcase Factory, a 64-unit condo and townhouse project by Cape Advisors Inc., is kicking off sales in June, accompanied by a flood of new renderings on the official site.

The sales office and furnished model home will open in June 7. The model unit is a 2,000-square-foot two bedroom with a 650-square-foot rooftop terrace and views of the Harbor and Noyac Bay.

The Hamptons “village within a village” at the former Bulova Watchcase Factory was designed by Beyer Blinder Belle Architects, with homes ranging in price from $1 million to over $10 million. The development is located one block from Sag Harbor’s historic Main Street and two blocks away from the only deep water port in the Hamptons.

The renovation kept the historic building’s character, including the old-growth southern yellow pine beams, fancy original brickwork and the original cornice.

First, let’s talk about The Factory Lofts: these condos inside the former watchcase factory have exposed brick walls, high ceilings with exposed beams, oversized arched windows and fumed oak floors. The kitchens are (tastefully) decked out with thick honed stone slab countertops, natural oak cabinets with wrought metal fittings, Thermador stainless steel appliances and custom glazed brick tiles. The bathrooms also have stone surfaces to complement the oak millwork and polished nickel finishes.

Watchcase Factory loft bathroomPlumbing and HVAC systems were tucked underneath flooring to preserve the ceiling heights and architectural details, so residents won’t be roughing it like it’s 1881, when construction first began on the factory. Every Factory Loft has private outdoor space.

Lucky penthouse residents will get “cinematic” views of the village and water from interior spaces and private rooftop terraces. The gardens flanking the terraces include sustainable “green roof” plantings for some pristine Edenic realness.

Now, onto the Town Houses at Watchcase, which were inspired by the Sea Captain’s homes that pepper the village: The nine townhouses have ceilings up to 10 feet, large multi-level terraces and gardens, wood-burning fireplaces and extra entrances through the private underground garage.

As for amenities, there’s a year-round heated outdoor saltwater pool measuring 62′ x 24′, indoor gym and private spa treatment room and a club room furnished by Steven Gambrel. The “amenity-within-an-amenity” lobby boasts a monumental fireplace in the “inglenook” seating, and the wine bar is aptly situated in the former precious metals vault. Other perks include a concierge, doorman and resident super, a “house” driver for the summer season, “poolside chair, towel and beverage service for the summer season,” hidden underground designated parking for every residence (some with private garage), private storage and “fully-managed household services upon request.” You know, for the beachy aristocrat in you.

Corcoran Sunshine is marketing the property, describing the project’s “amenity-rich lifestyle in the Hamptons that is unlikely to be repeated — ever.”  You hear that, future fabulous Watchcase buyer? Time’s a tickin’.
