Last month, Toll Brothers’ crystalline 400 Park Avenue South, designed by Christian de Portzamparc, started sales.

Now, the rental portion of the hybrid 40-story development has initiated leasing, under the name Prism at Park Avenue South. Equity Residential is developing the rental apartments, located on floors 2 to 22.

Pricing starts at $3,400 per month for studios, $5,100 for one-bedrooms, $9,100 for two-bedrooms and $15,900 for three-bedrooms.

Ranging from studio to three-bedroom abodes, the apartments have floor-to-ceiling windows, wide plank white oak floors, baths with white-pearl marble countertops and kitchens with white oak cabinetry and quartz countertops. All units include a washer and dryer, while select units feature private terraces.

The lobby for the rentals will be located at 50 East 28th Street. Rental and condo dwellers will have the same access to amenities, which include a 24-hour concierge, conference room, lounge with catering kitchen and private dining room, gym, yoga and spin studio, lap pool, steam and sauna rooms, golf simulator, screening room, bike storage and private storage.

Occupancy is anticipated for early December of this year.

Equity Residential is in the process of obtaining LEED Certification for the apartments. Model units by BNO Design are open for preview by appointment.
