An entire block of homes located in the heart of the Junction Triangle could be revamped as a new high-rise tower site that would bring over 200 new residential units to the neighbourhood.

Earlier this month, Kingsett Capital submitted a rezoning application to city planners to build an 18-storey mixed-use development at 1423-1437 Bloor Street West and 278 Sterling Road. The developer has proposed a number of new high-rise projects for the city in the past year, including a 59-storey tower near Yonge and Wellesley streets, and a nine-storey condo building in Parkdale.

If approved, the new project would provide 189 condos and 15 rental replacement units, according to the application’s project data sheet. Of the total 204 residences, the breakdown would include 47 studios, 102 one-bedroom, 34 two-bedroom and 21 three-bedroom units.

The development site in question is located on the south side of Bloor Street West and spans the entire block between Perth Avenue and Sterling Road. A public laneway borders the rectangular site to the south. Nine ‘narrow’ properties occupy the land, which are two- and two-and-a-half-storey single-family-style buildings with a mix of commercial and residential uses. Some of the properties are vacant, while others are occupied by rental tenants, explains the planning rationale by Bousfields Inc. Decks, individual garages and sheds are also found on the lot at the rear of the existing buildings.

The new building would encompass 159,966 square feet of total gross floor area. Approximately 2,594 square feet of retail space would occupy the ground floor with pedestrian access from Bloor Street West. The planning rationale says that the retail space has been designed to be shallow in order to mimic the “typical small ‘mainstreet’ retail units found along Bloor Street West.”

The ground floor would also be shared by a 1,722-square-foot community centre off of Perth Avenue and a residential lobby at the southeast corner of the building with access onto Sterling Road. The community centre would overlook the 1,474-square-foot, privately owned publicly accessible space (POPS) located at the southeast corner of Bloor Street and Perth Avenue.

Approximately 8,783 square feet of space would be dedicated to amenity use, divided equally between the indoors and outdoors. Two separate indoor and outdoor amenity areas would be included on the second floor of the building, along with an outdoor amenity terrace on the 18th level.

A two-level underground parking garage, accessible by two car elevators off of the rear laneway, would house 63 spaces. A total of 208 bicycle parking spaces would also be available for long- and short-term use.

In the neighbourhood, construction continues at Junction Point, while sales recently kicked off at House of Assembly.
