Where is your project located? What drew you to build in this location?

Lineage is located at the intersection of 115th St. and 83rd Ave in Delta, which is just across the Fraser River from Richmond. It’s close to many different schools, parks and other neighborhood amenities – making it the prime location for starting or raising a young family.

Are there any exciting amenities in or around the neighbourhood?

The area is full of established amenities that make this neighbourhood family-friendly. The George Mackie Library is close by, so that’s a great asset for students. The North Delta Recreation Center has a swimming pool, various gym areas, an ice rink and an off-leash dog park. North Delta Community Park offers lots of outdoor space to exercise and play sports too, so there’s no shortage of amenities close by that keep residents active.

Delta Police Station and Fire Hall are close to Lineage as well, so there’s an added level of comfort and safety there.

What types of buyers are you looking to attract?

We’re looking to attract young families and professionals who are planning to start a family in the future. Delta is a really family-oriented neighbourhood, and with so many schools and amenities nearby it’s a great place to entertain young children.

We expect the investor demographic to make up about 30% of the purchasers of these homes, but the end users will most likely be young families as well.

What makes this community a great place for investors?

The biggest benefit is that the location has everything you need within a 10-minute walking radius. All errands can be done on foot, which is incredibly convenient.

The area is really well-established, so even a 10-minute driving radius expands your options by a lot. You can live your whole life without ever going further than 15 minutes away from home. Everything you need is right there.

What role does sustainability play in this project?

One of the best aspects of the homes are the rough-ins for EV charging. With this addition, home buyers are ready for the future.

Another important aspect is air conditioning. We made sure to include temperature control in the homes as the temperatures are starting to rise.

Another simple yet awesome feature is our second-floor open concept layouts. With the way the units are structured, it allows for great airflow and lots of natural light from end to end – so there’s no need for lights throughout the day.
