When you’re looking for a place to live, bigger isn’t always better. 

Nude by Battistella – a Calgary-based project at the heart of the the West Beltline – seeks to strip away anything that gets in the way of the condo experience to allow residents to focus on what matters. Its 177 units average out at just more than 400 square feet, with the focus on amenities that tie everything together. 

These amenities are led by a community co-ordinator and could include everything from rooftop barbecues to ping pong tournaments in the communal space. The building also has a parcel room, main floor bike garage, bike maintenance area and a pet grooming area. 

Livabl spoke to Nude’s Zach Kosteriva about how the development is taking shape. 

Your motto is “Small space, big life.” What does that mean?
At NUDE we’re stripping it back to what matters. Call it minimalism, simplicity or a renewed focus on happiness. In either case, you can live a fuller life at a price you can afford. 

Tell us about the building and what it has to offer?
NUDES’ ecosystem is curated by a community coordinator who designs events for residents, hosted on the communal rooftop garden and the penthouse resident lounge. A parcel room, a main floor bike parking garage, bike maintenance area, and a pet grooming station mean living your biggest, best life has never been easier.  

How about the neighbourhood – how are the amenities?
Close to everything, far from nothing. Explore 17th Ave’s many options. Hop on the bus or a train nearby. Cycle the Riverwalk or explore downtown. There’s a reason the West Beltline has been voted Calgary’s #1 neighborhood. 

The investment market has been big for you – why do you think investors from Ontario have been so interested?
Ontarians rarely experience investment opportunities that present both positive cash flows, and capital appreciation. Calgary’s market is different. Based on projected economic growth supported by our strong energy sector investors can expect both. Not to mention our low deposit requirements. You can reserve your unit now by putting down just 5% cash (plus a 5% bond) and you won’t have to come up with the balance of your down payment until early 2024.  

What incentives are you offering investors who may be on the fence about a Calgary property?
We are nearing the end of our development here at Nude and only 30 units remain to be sold. For a limited time, we are making 10 units available for sale with a one-year lease agreement with the tenant already in place. This is a great opportunity for someone who wants to invest in real estate but doesn’t want to deal with the hassle of finding a tenant. And, our onsite property manager makes managing rentals simple.
