Eco-conscious Barrie Sean Homes has created an innovative new community that will make your gas bill obsolete. Rainwater @ 339 Veterans is one of the first ever eco-conscious, “net zero ready” developments, with 35 freehold urban towns and 38 condominium suites.

The townhomes will be three storeys with lane garages and come in two styles: Modern Farmhouse or Modern Georgian. They will have two-, three, and four-bedroom floor plans with either two or three bathrooms. In total, there are five unique floor plans to choose from. Two, three or four parking car parking is available and there will be dedicated work from home spaces.

The condominiums feature a transitional modern design. There will be 38 condos with 15 unique, two-storey, two-bedroom loft style designs. There will be 18 private rooftop patios and 38 parking spaces and lockers in an easily accessible garage.

Livabl spoke with Sean Mason of Sean Homes about the creation of Rainwater @ 339 Veterans and its eco-forward approach.

What’s a “net zero ready” community?
One of Rainwater @ 339 Veterans’ environmentally friendly attributes is the inclusion of a geothermal temperature system for keeping the homes comfortable year-round. The towns are net zero ready with the addition of geothermal and no gas at all. The condo building has gas for hot water only, and geothermal for the rest.

How does the geothermal heating and cooling system work?
The temperature below ground is consistent — in the winter, the ground is warmer so you use the heat. In summer, the ground is cooler so you use it as a heat sink to store heat from the air inside the homes. It’s very efficient, up to four times more efficient than using natural gas to heat and electricity to cool.

Why did you choose to use cross-laminated timber? Does it have environmental benefits?
[Cross-laminated timber] sequesters carbon, plus it looks great inside and feels more welcoming than concrete. We’ll be leaving the posts, beams and ceilings exposed for a warmer interior design.

Rainwater @ 339 Veterans is nominated for two BILD Green builder of the Year awards for low-rise and mid-to-high rise developments. Units are selling quickly but interested buyers can still register for updates.
