Minto Communities GTA is taking on more development projects thanks to a handful of new acquisitions made across the Greater Toronto Area.

In a press release, the developer announced that it had acquired two new development sites located in Etobicoke and Durham Region. Minto Communities GTA also stated it had recently closed on a property in Toronto’s Parkdale community, which could be the site of a future boutique condo building.

The recent site acquisitions are the latest of nine completed acquisitions made over the past four years, which equals over 4,000 units of development potential in urban and suburban locations, according to the developer. These sites were selected by Minto Communities GTA to align with the company’s goal of pursuing a “balanced growth strategy across the GTA and surrounding regions.”

Minto Group operates in Ottawa, Toronto, Calgary and South Florida.

“As we announce our latest acquisitions today, we reaffirm our strong belief in the growth of the GTA region, and our commitment to sustainable development practices across a wide range of urban and suburban product typologies,” said Jeff O’Reilly, vice president of urban development and acquisitions at Minto Communities GTA. “This isn’t the last you’ll hear from us as we continue to seek new sites with eyes forward to the future.”

Designing is still a work in progress for all of the sites. Here is a quick look at the recent acquisitions and what Minto Communities GTA may have in store for these properties.

Etobicoke

Minto Communities GTA’s latest acquisition in Etobicoke is said to be steps from the Mimico GO Station.

The size, which spans roughly 5.5 acres, is zoned for 1,080,000 square feet and will offer a three-tower, high-rise master-planned project that Minto Communities GTA says will include 1,260 units, a public park and retail space.

The Mimico GO Station has been getting lots of attention from other developers recently, with two new high-rise applications recently proposed near the train station.

Minto Communities GTA compared the Mimico deal to a similar multi-tower acquisition made in 2020 at 9-25 Dawes Road in Toronto, which is near the Danforth GO Station. According to past reporting by Livabl, the developer closed on the property earlier that year, which originally received a rezoning application in July 2019 by Streamliner Properties Inc. for a 684-unit residential community.

Parkdale, Toronto

Minto Communities GTA says that it has closed on a 0.4-acre site in Parkland, located at 6 Noble Street. The lot is currently being considered for an eight-storey condo project that would integrate “seamlessly into the streetscape.”

According to information available on Toronto’s online development application portal, 6 Noble Street originally received a zoning by-law amendment application for an eight-storey mixed-use building with 128 units back in September 2016, which went under appeal with the Ontario Municipal Board (OMB). Updated documents were submitted for the same property in late 2021.

Nearby, Minto Communities is actively selling 123 Portland in the Fashion District, which is expected to complete construction by the end of 2022.

Brooklin, Whitby

In the township of Whitby, Minto Communities GTA has acquired a 27-acre greenfield site near the northwest corner of Columbus Road and Baldwin Street N. The developer says that it has “tentative plans,” for 190 new residences, which would be dispersed among a series of single-family, traditional townhomes and rear-lane townhomes.

The residences would be part of a “pedestrian-friendly community,” that includes walking trails, green space and parkland.

“Given that Durham Region is one of the fastest growing regions in the world where housing supply will need to increase dramatically to keep up with the population, Minto Communities GTA anticipates continued focus in the area in the coming years,” explained the press release.

Coutrice, Clarington

As the second-newest acquisition made in Durham Region, Minto Communities GTA has picked up a 100-acre greenfield site. The developer plans to construct a low-rise community on the land, equal to 420 new homes including single-family properties, rear-lane townhomes and traditional townhomes.

The Courtice acquisition would also see the creation of “wellness-inspired,” community amenities through a collection of walking trails, parks and access to natural landscapes.
