A proposed development north of Oakridge Centre could add nearly 400 rental units to the Vancouver market.

An official rezoning application was recently filed for 5562-5688 Manson Street, redeveloping a parcel of six single-family lots near the northeast corner of West 41st Avenue and Manson Street to construct twin residential rental towers.

The two 19-storey towers would feature a combined total of 392 secured rental homes, consisting of 313 market rental units and 79 below-market rental units. The project will include 127 studio units, 126 one-bedroom units, and 139 two-bedroom units.

A publically accessible mid-block pedestrian pathway would separate the towers, meeting requirements laid out in the City of Vancouver’s Cambie Corridor Plan, which also mandates reserving 20 per cent of units for below-market rental housing in order for the development to meet its maximum density and height potential.

The development would provide 227 parking spaces in a three-level underground garage, plus 733 bicycle parking spots. Mirage Management is developing the project on behalf of an investment firm, with DA Architects & Planners handling design aspects.

The surrounding area has seen a variety of redevelopment in recent years, with mixed-use commercial and residential buildings focused along Cambie and Heather Streets. The Oakridge Municipal Town Centre, one of 17 regionally designated municipal town centres in Vancouver, encompasses the area around West 41st Avenue and Cambie Street.

Easily accessible to public transit, Oakridge-41st Avenue Station sits two blocks to the southeast along the 19-kilometre Canada Line rapid transit system that connects commuters to central Richmond and the Vancouver International Airport.

Residents would have amenity spaces on the seventh level podium rooftop, including BBQ and outdoor fitness spaces, and the tower rooftops on the partial 19th level. The north tower’s ground level will include a 4,500-square-foot childcare facility for up to 37 children, including a public outdoor amenity space.
