Marking the eastern boundary of Etobicoke and Toronto’s West End, the Humber Bay neighbourhood is home to a number of condo developments overlooking Lake Ontario. According to BuzzBuzzHome data, there are currently seven high-rise projects in this area across all development phases, including Vita on the Lake and Empire Phoenix Condos.

A recent proposal application could add another tower to Humber Bay’s roster of ongoing developments.

In late September, an official plan amendment and rezoning application was submitted to city planners to build a 59-storey mixed-use development with 650 residential units at 2189 Lakeshore Boulevard West.

The development site is located at the southeast corner of Lake Shore Boulevard West and Marine Parade Drive. The rectangular lot is occupied by an Esso gas station, a Circle K convenience store, a Tim Hortons and a car wash, in addition to a parking lot.

This isn’t the only Esso station potentially up for redevelopment in Toronto. Earlier this year, a zoning by-law amendment application was submitted to build a 53-storey mixed-use tower at 241 Church Street, currently home to a Esso gas station and a Circle K near Ryerson University.

The site has been a service station since the late 1940s as part of a postwar wave of highway commercial development along the former Highway Two, which led to the creation of a strip of motels. Humber Bay Shores is formerly known as the Motel Strip where these motels operated along the south side of Lake Shore Boulevard West up until the late 1990s and early 2000s.

The new 59-storey tower would include a three-storey base building with ground-floor retail space fronting onto Lake Shore Boulevard West and a dog run along the southern property line. Opaque panel railings and vision panel railings on the balconies would create a wavy pattern on the façade of the tower on all four sides.

Of the 650 units, the breakdown would include nine studio, 383 one-bedroom, 190 two-bedroom and 68 three-bedroom suites.

The primary residential entrance would be located off of the building’s western face at Marine Parade Drive. The base building’s second storey would be dedicated to resident lockers plus long- and short-term bicycle storage. On the third floor, indoor and outdoor amenity facilities would be provided, as well as on the fourth level.

A four-level underground garage would provide 230 parking spaces, along with a total of 652 bicycle spots in the project.

In the neighbourhood, registration is open for 327 Royal York Condos while sales continue at Cove at Waterways.
