Earlier this month, a Zoning By Law Amendment application was submitted to city planners to build a 14-storey mixed-use building at 3280 Dufferin Street, near the Yorkdale Shopping Centre, one of the city’s most popular malls.

“Located just a few minutes’ walk from the Yorkdale Shopping Centre, this development brings the best shopping area and the top quality of living environment together,” says the project page on Topfar Developments’ website.

The building site in question is located on the northwest corner of Dufferin Street and Orfus Road. Spanning approximately 1.26 acres, the L-shaped property is occupied by one- and two-storey commercial buildings.

The application seeks to demolish the two existing structures and replace them with a 14-storey residential building with an eight-storey eastern portion that would house 352 units. The breakdown of the units includes 265 one-bedroom, 52 two-bedroom and 35 three-bedroom suites. According to the application’s project data sheet, all units would be condos.

In addition to the building, a 5,538-square-foot park is included in the proposal to be integrated into the northeast portion of the site. A new publicly-accessible private laneway is planned for the west side of the site to provide access to the building’s underground garage and to act as a north-south connection between Orfus Road and Bentworth Avenue, which is situated north of the development. Future residents will access the building via a residential lobby entrance off Orfus Road and the private laneway.

On the ground floor, two-storey live-work units with front yard landscaping would be constructed to front onto Orfus Road. Three-storey townhomes and a dog relief area would also be built on the north side of the project. The remainder of the ground floor is occupied by a mailroom, indoor-outdoor amenity space adjacent to the public park, and a 2,648-square-foot retail space at the corner of Dufferin Street and Orfus Road.

In the building’s eastern portion, a second indoor and outdoor amenity space would be incorporated on the eight level. A total of 14,498 square feet of amenities is slated for the proposed project.

A two-level underground garage will contain 206 parking spaces plus three car share spots. Throughout the site, 304 bicycle spaces for long- and short-term use would also be added.

In the neighbourhood, registration is open for Marla On The Park Condos, while construction continues at The New Lawrence Heights.
