A landmark 20-storey building will soon replace a former Howard Johnson Hotel along Avenue Road in Toronto’s Yorkville neighbourhood. 89 Avenue Yorkville by Armour Heights Developments is a boutique residence featuring New York City-inspired architecture, exquisite craftsmanship and cutting-edge amenities, all within a coveted Yorkville location.

The project celebrated a major milestone in early 2021 when the eight-storey hotel was demolished floor by floor by Priestly Demolition. Demolition wrapped up in March, and today, the site sits empty and is fenced off as it moves into the next phase of construction. The pit has also been filled with stone and gravel as it awaits the start of shoring and excavation.

89 Avenue Yorkville marks another successful design partnership between Richard Wengle Architect Inc. and Brian Gluckstein Design Group, fusing Wengle’s timeless exteriors with Gluckstein’s luxurious yet livable interiors.

When completed in 2024, the development will boast distinguished exterior architecture inspired by the classic pre-war buildings of New York City and elegant interiors reminiscent of grand Art Deco hotels and apartment buildings of the past. Similar to what you’d find along Park Avenue, the development is clad in a light Alabama limestone façade, bronze colour canopies and balcony railings, and a grand entryway featuring a three-storey entrance arch.

Once inside, residents will be surrounded by the splendour of three Gluckstein-designed lobbies. A sleek elevator lobby is adorned with an elongated chandelier, the fireplace lobby is outfitted with curved furnishings, and a grand main lobby features large bi-fold screens and black-and-white marquetry floors. Other onsite amenities include an indoor pool with private cabanas, a well-equipped fitness studio, residents’ lounge and dining room with catering kitchen, an outdoor terrace with a fire pit and barbecue, an automated parking system, and individually climate-controlled personal wine storage lockers.

Priced from $4.5 million, each suite is uniquely crafted and designed to suit the needs and lifestyles of individual buyers. Careful attention to detail went into the selection of every feature, fixture and finish to ensure the very best materials and craftsmanship. Picture rift-cut white oak engineered wood flooring, a marble-clad gas fireplace, ceilings that are up to 12 feet high, and sophisticated home automation and sound systems.

Whether you prefer an open-concept layout or one with a little more privacy, the floorplans can be customized in both size and overall layout. To help homebuyers create their bespoke jewel boxes in the sky, Gluckstein has developed a number of initial concepts with two-floor, full-floor, half-floor or partial-floor options that maximize living space and functionality. Plus, with only 30 suites, privacy is inherent in the design, providing residents with a calm and welcoming home to unwind in at the end of the day.

Yorkville’s renowned ‘Mink Mile’ awaits with a shopping experience that’s second to none. The stretch of Bloor Street West between Yonge Street and Avenue Road is home to some of Canada’s most prestigious retailers including Holt Renfrew, Gucci, Birks and Tiffany & Co.
