The developer behind the Pharrell Williams-endorsed Untitled Toronto near Yonge Street and Eglinton Avenue East is looking to build another high-rise tower next door.

Earlier this month, a Rezoning and Site Plan Control application was submitted to city planners to build a 38-storey tower with 546 residential units at 124 Broadway Avenue.

According to the application’s planning rationale by HUNTER & Associates Ltd, the proposed high-rise is adjacent to 110-120 Broadway Avenue, the site of Untitled Toronto. While both Reserve Properties projects were designed by IBI Group, they appear to be separate developments as per the planning rationale and architectural plans.

The building site in question is located on the north side of Broadway Avenue, slightly east of Redpath Avenue and west of Mount Pleasant Road. Spanning approximately 0.82 acres, the site is currently occupied by a three-and-a-half-storey, L-shaped property that houses 86 rental apartments. The site also includes a surface parking area, a one-level underground parking garage and a driveway that loops around the existing building.

The proposed project would consist of a 38-storey tower, supported by a podium building that ranges from four to eight storeys.

Of the 546 units in the high-rise, 460 would be tenured as condos and 86 would be designated as rental replacement units, according to the application’s project data sheet. The breakdown of the units currently includes 113 bachelor suites, 271 one-bedroom, 107 two-bedroom and 55 three-bedroom units, ranging from approximately 378 to 936 square feet in size.

The four-storey portion of the base building would run parallel to Broadway Avenue and wrap around the tower’s east and west sides. The podium would rise to eight storeys in the middle of the building before terracing down to six storeys at the rear of the site.

The main entrance to the tower is planned for the west side of the ground floor, adjacent to a partial driveway loop for deliveries and drop-offs that connects to the off-site driveway at 120 Broadway Avenue. A second driveway on the east side of the building would provide access to the two-level underground garage with 94 parking spaces.

Three loft units with patios would also be built on the ground floor next to a Privately Owned Publicly Accessible Space near Broadway Avenue. Floors two to five of the podium would contain the rental replacement units.

An indoor amenity space with an outdoor amenity deck is planned for the tower’s ninth floor, totalling approximately 10,376 square feet. Additional amenity facilities would be provided on the building’s ground and mezzanine levels.

In the neighbourhood, construction is in progress at e2 Condos, while sales continue at Savile on the Roe.
