A tower crane now rises above the site of 123 Portland, a new condo residence under construction in downtown Toronto’s Fashion District. The boutique development by Minto Communities Canada features a Sweeny & Co. Architects-designed mid-rise building and contemporary interiors by U31.
Construction has been underway since mid-2020, when the commercial building, which housed a Para Paints shop on the northeast corner of Adelaide Street West and Portland Street, was demolished. An official groundbreaking ceremony was held in August and drilling rigs arrived shortly thereafter for the start of the shoring phase. Drilling was completed in October, and the shoring rigs were demobilized and replaced with excavation equipment.
Eight months later, the site is bustling with activity as construction continues on the building’s three-level underground garage. A luffing crane was installed in January when formwork began and perimeter footings were poured for the foundation. Luffing cranes are typically used on small or narrow construction sites because of their short counterjibs, which allow for a tight tail-swing to avoid nearby obstacles and buildings.
The two lower floors of the parking garage are now fully formed and crews are working on the P1 level. It shouldn’t be long before construction passes grade level and the tower begins to rise.
When completed in 2022, 123 Portland will feature a 14-storey tower with European influences in its design. Off-white precast frames and rustic, weathered steel detailing combined with Juliette balconies create a warm exterior aesthetic, while expansive windows and metal balcony guardrails evoke a Toronto loft vernacular.
European vibes are echoed inside, where the grand two-storey lobby exudes a Parisian flair with its brass-lined stone archways, vivid black and white tile floor tiles, wood panels and elegant coffered ceilings, arches and crown moulding. A WiFi-enabled residents’ lounge is finished with sumptuous seating areas, soaring ceilings, ornate detailing and a brass-infused fireplace. Other amenities include a multi-purpose room with a kitchen and bar, rooftop terrace, fitness centre, bicycle storage and EV charging infrastructure.
