A proposal from PortLiving could replace a Tireland store and adjacent Propane Depot with a new six-storey, mixed-use development at 207 East 4th Avenue. Submitted by Formosis Architecture, plans include retail at and below grade, a 37-space, City-owned childcare facility, and 59 residential units. According to the proposal, there is an opportunity for hotel use on residential levels two through six.

Located a block south of Main Street and East 2nd Avenue, the property is surrounded by office and commercial buildings. Situated kitty-corner from the site is a WeWork coworking space, while across the street is the corporate headquarters of The Mondivan Group, a Vancouver-based boutique real estate developer.

The area’s residential and retail stores are mainly situated on East 2nd Avenue, just a few steps north of the property. The bustling strip features a MEC store, Glory Juice Co., and several restaurants and cafes. A little farther north is the Olympic Village and False Creek neighbourhood, which is dotted with new condominiums, boutique shops and restaurants including the CRAFT Beer Market. The area is also home to Vancouver’s Science World and its iconic dome.

Designed by Formosis Architecture the mid-rise building would feature contemporary architecture characterized by clean lines, integrated glass balconies and a white façade clad in pre-finished metal panels. Aluminum battens in a rainbow of colours, along with a vibrant mural on the eastern elevation would further animate the building’s design and add a splash of colour to the neighbourhood.

Within the development, the building would have five commercial spaces, totaling 21,518 square feet of retail space, with 11,923 square feet located below grade. The lower level would also have 7,775 square feet dedicated to a childcare facility with a covered outdoor area and storage space.

While the tenure of the units haven’t been confirmed, the breakdown of residential suites includes 34 studios, four one-bedroom suites, 15 two-bedroom suites and six three-bedroom suites for a total of 59 units.

In the neighbourhood, Pinnacle on The Park False Creek offers move-in ready suites from $828,000, while Avenue One is under construction with availables suites priced from $607,900.
