Assembly is a community of courtyard townhomes and condos set over local merchants in Strathcona, one of Vancouver’s oldest neighbourhoods. Authenticity is at the root of this boutique development designed by the award-winning firm EKISTICS, who drew inspiration from the surrounding industrial buildings and heritage homes.

Local Vancouver developers Fabric Living and Hudson Projects will be launching sales this spring, and prospective buyers can register online to stay up-to-date on development news and purchasing opportunities.

Assembly will consist of 40 courtyard townhomes and condos and 11 local merchant spaces. The ground level will have an internal mews with a curated art installation by Canadian artist Ola Volo, bringing together residents and community members. On the second floor, an open-air, resident-only courtyard is elevated to ensure privacy, complete with lush landscaping, a kids’ play area and plenty of lounge seating.

Adjacent to this ‘urban backyard’ is a well-equipped gym showcasing contemporary design. Here, residents can achieve their fitness goals on their own schedule, whether that means an early morning workout routine on an exercise bike or a relaxing, late-night yoga flow.

Assembly re-imagines modern living with beautifully clean interiors and functional floorplans that encourage residents to put their own stamp on the design. The homes offer an abundance of private outdoor space, suitable for lounging, dining or entertaining, set against a backdrop of mountain and city views.

The courtyard townhomes tout two or three bedrooms across three floors of living space, topped with spacious private rooftop patios that could accommodate both a sectional sofa and a dining table. Meantime, the one-bedroom condos boast many of the same sought-after design features with large outdoor terraces to expand your living space.

The light-filled home interiors are characterized by European engineered floors throughout, overheight ceilings, large windows that promote cross-ventilation, generous flex spaces for remote working, and air conditioning and heating systems to ensure year-round comfort.

The chef-worthy kitchens are appointed with premium, Italian-designed appliance packages that include a four- to five-burner gas cooktop, European-inspired cabinetry, heat and scratch-resistant antimicrobial countertops with a matching backsplash, under-cabinet LED strip lighting and smart lighting systems with dimmer controls. Optional upgrades include custom banquette seating with pull-out storage and sliding partition doors between the kitchen and lounge area, lending more functionality and utility to your residence.

The rejuvenating bathrooms are finished with flat-panel cabinetry, solid surface countertops, European porcelain tiled floors and wall tile, and undermount rectangular sinks that exude a modern feel. The main bathrooms encourage self-care with soaker-style bathtubs, while the spa-like ensuite bathrooms come complete with frameless glass walk-in showers that feature rain shower heads with handheld wands and floating shelves.

Notable extras throughout Assembly include a dedicated elevator for residents, gated underground parking, and an intercom at the lobby entrance — all featuring secure Bluetooth access. The building also provides a secure mail and parcel delivery system for added peace of mind.

Strathcona is a walkable neighbourhood celebrated for its eclectic mix of art studios, community parks and locally-owned businesses. Assembly is situated on a quiet, tree-lined street, steps away from over 50 local merchants, cafes and restaurants. It’s just a 10-minute bike ride to downtown Vancouver or a five-minute walk to Commercial Drive and Chinatown. Plus, Admiral Seymour School is directly across the street, offering a playground, basketball court, hockey nets and a soccer field for families with children.

Pricing at Assembly is expected to range from the mid-$600,000s to over $1,300,000. Prospective buyers should register online to be among the first to know about the upcoming sales launch.
