Construction at Artists’ Alley Condominiums continues to transform a stretch of Simcoe Street near Dundas Street West. The development by Lanterra Developments will replace a three-storey concrete office complex and adjacent parking lot with three Hariri Pontarini-designed towers, resort-like amenities and brand new retail when it’s completed in late 2022.

Construction on the mixed-use development began in late 2018 when the existing structure was closed off and demolished. Demolition and site clearing wrapped up in February and was followed by the start of excavation, piling and shoring in May 2019. Excavation of the building’s four-storey garage and underground levels continued for most of 2019 and was completed by March 2020. Not long after, the first of several cranes were assembled onsite, however, work had to be suspended in early April due to COVID-19 restrictions.

After lockdown restrictions were lifted in the summer, construction resumed and crews continued forming work on the P1 to P4 levels. In January 2021, most of the parking structure was complete and workers started preparing the concrete pour for ground floor columns and walls in the first two buildings. At this rate, the developer anticipates construction to pass the ground floor by spring.

When completed, Artists’ Alley will house over 700 residential suites and several levels of amenities including an outdoor infinity pool, hot tub and lounge deck. Suites offer a variety of layouts and boasts a curated selection of colours and finishes by Studio Munge.

The first tower will reach 39-storeys, defined by bold, vertical spandren bands, while the second tower will rise 36-storeys and feature retail in its podium. The third building is a 17-storey glass tower with cantilevered balconies and terraces.

At the base of the project, an “alley” will wind its way from Simcoe Street to St. Patrick Street and is envisioned to become a bustling promenade lined with shops, cafes and public art.
