A 1970s rental tower in Etobicoke’s Eatonville community could soon share its lot with three additional high-rises that would bring 924 new residences to the neighbourhood.

This week, a Zoning By-law Amendment and Draft Plan of Subdivision application was submitted to city planners to build three new residential buildings at 5 Capri Road. At the time of publication, the application was not fully accessible on the City of Toronto’s development portal, but the details and documents of the proposal are available on the project’s website.

The tenure of the new residences, as to whether they would be condos or rental apartments, is not yet known. In the application’s project data sheet, the tenure of the new homes is noted as ‘undecided’.

The development site is located at the end of Capri Road, which adjoins the western side of The East Mall, located southeast of the Highway 427 and Rathburn Road intersection. The mostly rectangular lot spans 253,253 square feet, and is occupied by Capri Towers, a 24-storey ‘V-shaped’ rental apartment building with 327 units referred to as ‘Building E’ in the proposal. Surface parking areas, grass lawns, an underground garage and a small playground also currently inhabit the site.

Building E would be retained as part of the site’s development, with enhancements made to the structure’s interior and exterior such as adding new amenities. The new towers — Buildings A, B and C — would share a podium in the southern portion of the site. A new 16,737-square-foot public park and a series of new streets would be created in addition to the three towers.

Buildings A, B and C would top out at 27 storeys, 39 storeys and 31 storeys, respectively, totaling approximately 725,961 square feet in gross floor area. Of the 924 new residences, the breakdown would include 20 studios, 528 one-bedroom, 281 two-bedroom and 95 three-bedroom units.

The “L-shaped” six-storey podium would frame two sides of the new park, and house three lobby entrances, indoor amenity spaces, bicycle storage, and access to both underground and above-ground parking.

The ground-floor, south-facing amenity spaces would open onto an outdoor amenity area, which includes a new play space. Units would be located between the podium’s second and sixth levels, while a seventh-floor central outdoor courtyard would connect to indoor amenity spaces located in the three towers. Approximately 39,783 square feet of amenity space has been slated for the development. Existing storage and office space located on Building E’s ground floor would also be reconfigured to extend to a new outdoor amenity terrace and playground.

New walkways would be constructed to provide internal pedestrian access across the complex and connect to a new street extending southward from the end of Capri Road. Parking would be provided in three below-grade levels and two floors of the new podium, for a total of 1,089 resident and 125 visitor spaces.
