San Pedro is in the midst of a homebuilding boom. The latest residential development proposed for the coastal community is a collection of 131 attached townhomes by Taylor Morrison featuring private entries and attached garages.

Located at 26900 and 27812 S. Western Avenue, the development would occupy Subarea 5 of the sprawling, 61.5-acre Ponte Vista master-planned community. Subarea 5 is located on the southwest portion of the site and spans 8.1 acres. The long-vacant property was once home to the San Pedro Naval Housing Complex, which shuttered in 1997 in conjunction with the closure of the Long Beach Naval Shipyard.

When complete, Ponte Vista will include 676 single-family homes and townhouses, in addition to green space and a community clubhouse. A number of builders are working together to develop the site in phases.

This particular townhouse development would be divided into three, similarly-sized lots. “The Project would have dwelling units connected through attached 13-foot tall walls along the front façade of the townhome buildings,” explains a findings document, which refers to these as ‘breezeways.’ Each home’s attached breezeway would provide a private entrance to the garage and complete the front façade.

The three-story townhomes would come in six different elevations, representing Mediterranean Eclectic, Early California Modern and California Modern architectural styles. There would be three available floorplans, comprising three or four bedrooms and up to 1,829 square feet of living space.

Each townhome would include a two-car garage, private outdoor space, and a first-floor guest bedroom or flex space. The open-concept main floor would tout an island kitchen, powder room and access to a spacious porch. The third-floor would contain two secondary bedrooms and a luxurious principal suite with a walk-in closet and ensuite bathroom.

Amenities planned for the master-planned community include a one-story clubhouse, swimming pool and spa, event lawn, fire pit, and a 2.4-acre public park. The surrounding neighborhood boasts grocery stores, pharmacies, fast-casual restaurants, local schools and well-maintained parks. Downtown San Pedro is a 10-minute drive away, offering a myriad of restaurants, bars, shops and galleries, plus attractions like the LA Waterfront, Battleship USS Iowa Museum, and the San Pedro Fish Market and Restaurant.

Within Ponte Vista, the registration list is forming for Skyview by KB Home and sales are underway at The Estates by D.R. Horton.
