A 1960s apartment complex in North York’s Bayview Village could be redeveloped into a high-rise tower that would overlook Highway 401.

This month, an Official Plan and Zoning By Law Amendment application was submitted to city planners to construct a 27-storey residential building with 285 units at 71 Talara Drive. It was not specified in the application if the new units would be rental apartments or condominiums. The developer, Tribute Communities, is known for other large high-rise projects in Toronto, like Artsy Condos and Y&S Condos.

The square development site is located southeast of Sheppard and Bayview avenues, on the south side of Talara Drive, and backs onto Highway 401. A three-storey apartment building with 29 rental units currently occupies the 31,871-square-foot lot, which is also taken up by surface parking lots and landscaped yards.

The new high-rise would consist of a tower portion above a five-storey podium base fronting Talara Drive, spanning approximately 234,061 square feet in total gross floor area. Twenty-nine replacement rental apartments and 256 new residential units would be built for a total of 285 suites. The breakdown of the residences would include 156 one-bedroom, 100 two-bedroom and 29 three-bedroom units.

Landscaped areas on the ground floor would surround the building, along with a 1,937-square-foot outdoor amenity area built near the lot’s eastern property line. The residential lobby entrance would be located on the west side of the building with pedestrian access to Talara Drive. Two integrated townhouse units, a property management office, a mailroom and 3,262 square feet of indoor amenity space with access to the outdoor area would also share the ground floor, according to architectural drawings.

Five residential units and bicycle parking would be provided on the second floor, followed by the replacement rental units on floors three and four. Additional indoor and outdoor amenity space would be included on the sixth level, for a total of 12,141 square feet of amenities distributed across the building.

A five-level underground parking garage would house 207 vehicle spaces, while 214 short- and long-term bicycle parking spaces would be made available.

In the neighbourhood, registration is open for Bayview at The Village, while sales continue at Concord King’s Landing.
