A new proposal could see an existing duplex home at Cambie Street and West 37th Avenue replaced with a six-storey condominium. The new residence would house 22 units and an underground garage with 21 parking spaces and bike storage.
Located at 526 West 37th Avenue, the property has already been re-zoned for a multi-family development in accordance with the Cambie Corridor Plan. The framework is designed to provide opportunities for new multi-family, mid-rise developments in strategic locations off arterial roads.
Immediately to the south and north of the site are two other multi-family developments that fall within the Cambie Corridor Plan, while the surrounding neighbourhood comprises mainly low-rise homes. The residential character of the street shifts as it approaches West 41st Avenue to the south. The intersection is home to a commercial strip, as well as the sprawling Oakridge Shopping Centre on the southwest corner.
Gud Group Inc. is listed as the architect for the new six-storey condo building and has proposed a West Coast-inspired design that incorporates overhangs and metal soffits with wood grain, integrated balconies and terraces. Inside, the unit breakdown would consist of 11 one-bedroom, six two-bedroom and five three-bedroom units. Improvements to the public realm would include a sidewalk seating area, future bike path and gardens.
Within the development, residents would have access to private amenities like a party room, children’s play area and an exterior patio. A sixth-floor rooftop amenity would be accessible by elevator and feature seating areas, planters for urban agriculture, and ‘green roof’ landscape elements like bird-friendly trees.
In the neighbourhood, sales continue at Voyce to the north and Oakridge to the south.
